The Arboretum Apartments in Farmingville, NY seeks a compassionate, problem-solving Full-Time Property Manager to oversee daily operations, financial performance, and resident satisfaction.

About the role

As Property Manager, you will be fully accountable for the property’s success—maximizing occupancy, increasing property value, and building a strong community. You will guide your team, ensure financial goals are met, and maintain high standards of integrity and professionalism.

Responsibilities

  • Adhere to company policies, procedures, and all applicable laws and regulations.
  • Deliver exceptional resident experiences, particularly during first and last impressions.
  • Address resident concerns and requests with a positive, customer-focused attitude.
  • Develop and implement resident retention programs (e.g., events, promotions, newsletters).
  • Communicate with tenants about property events that may cause disruptions.
  • Conduct periodic resident inspections and courtesy calls for recent move-ins/move-outs.
  • Ensure the property is leased to full capacity in line with budget goals.
  • Collaborate with the leasing team to achieve property goals and monitor leasing staff effectiveness.
  • Analyze traffic, conversion ratios, renewal data, and marketing trends.
  • Operate the property in the owner’s best interests, following financial and operational guidelines.
  • Maintain accurate records of community transactions (rent rolls, delinquency reports, move-ins/move-outs).
  • Ensure timely collection, posting, and deposit of rents, late fees, and other charges.
  • Maintain community appearance, note repairs, and ensure models and market-ready apartments are inspected regularly.
  • Update make-ready boards daily to reflect vacancy status and verify accuracy.
  • Hire, train, motivate, supervise, and terminate on-site staff to meet operational goals, including conducting performance reviews and approving timesheets.
  • Serve on-call as scheduled or necessary.

Requirements

  • High School diploma or equivalent; Bachelor’s degree preferred.
  • Two years of experience in Property Management or related field.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred; willingness to obtain if required.
  • Strong problem-solving skills and ability to analyze data, draw conclusions, and take action.
  • Ability to travel for company gatherings locally or out-of-state.
  • Must obtain Fair Housing certification before interacting with prospects or residents.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook), community software, and basic PC skills.
  • Knowledge of OSHA laws and regulations.
  • Willingness to participate in ongoing training to comply with new or existing laws.
  • Professional appearance and demeanor at all times.

Pay

Annual base salary range: $95,000–$110,000.
