Property Manager, Multifamily
About the role
Property Managers are responsible for maintaining our communities to a market-ready standard and motivating high-performing teams to maximize property performance.
Responsibilities
- Ensure the smooth running of the community in a fast-paced environment
- Oversee all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits
- Provide superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability
- Complete lease/renewal paperwork to company standards
- Track and evaluate advertising and all client traffic
- Develop, mentor, lead, and manage a high-performing, cohesive team (leasing, customer service, maintenance, and management personnel) to maximize engagement and minimize turnover
- Drive revenues through thorough understanding and analysis of competition and development of creative marketing programs
- Lead by example and instill Cushman & Wakefield’s mission to be the best national management company
- Supervise day-to-day operations of the on-site team, ensuring policies and procedures are followed
- Maintain effective on-site staff through interviewing, hiring, and coaching as necessary
- Maintain residents’ files in accordance with company standards
- Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up
- Manage and maintain all aspects of the community budget and finances
- Work with leasing staff to ensure leasing/marketing goals are met
Qualifications
- 3+ years of property management experience
- 3+ years of management experience
Competencies
- Effective communication and customer service skills
- Computer literate, including Microsoft Office Suite and internet navigation skills
- General office, bookkeeping, and sales skills with excellent oral and written communication skills
- Ability to determine leasing opportunities of staff and work on goal setting to improve performance
- Ability to supervise day-to-day operations and ensure C&W policies and procedures are followed
Work environment
This job operates in a professional office environment and routinely uses standard office equipment. Regular travel is required.
Physical demands
While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods, ascend and descend staircases, ladders, and/or step stools, and travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time and operate office machinery. Travel may vary in frequency and duration, up to 15% of the time. The employee must demonstrate the ability to exert up to 25 pounds occasionally, frequently, or constantly to lift, carry, push, pull, or move objects.

Pay
$68,000.00 – $80,000.00 (varies by eligibility factors such as geographic location, date of hire, total hours worked, job type, business line, and applicability of collective bargaining agreements; company will not pay less than minimum wage).
