Responsibilities
- Collaborate with senior management to establish appropriate rent levels.
- Review and oversee rent increase and renewal processes.
- Maintain optimum level of occupancy.
- Process move-ins, move-outs, recertifications, and renewals.
- Auditor rental applications and ensure compliance with property standards and agency standards.
- Follow company marketing policies and reporting requirements.
- Ensure tenant files are organized, complete, and accurate.
- Ensure Property Software Data is accurate.
- Ensure compliance with applicable state and federal program regulations.
- Ensure property and grounds are well-maintained.
- Direct maintenance team and report incidents, accidents, and injuries.
- Resolve resident issues and conflicts.
- Prepare and present the property's annual budget.
- Provide accurate financial reporting and monthly variance reports.
- Solicit bids, process Purchase Orders and Invoices, and ensure timely rent and fee collections.
- Screen, hire, and train new personnel.
- Promote staff efficiency and engagement through training and leadership.
- Conduct weekly staff meetings and embody Winn Guiding Principles.
Requirements
- High school diploma or GED equivalent.
- 1-3 years of relevant work experience.
- Less than 1 year of supervisory experience.
- Minimum of 1 year of related experience with HUD / Project-Based Section 8.
- Current vehicle license in good standing.
- Knowledge of property management, landlord and tenant laws, and computer systems.
- Excellent customer service, verbal, and written communication skills.
- Ability to multi-task and manage a fast-paced office environment.
- Ability to manage and work with a diverse group of people and personalities.
- Superb attention to detail.
Preferred Qualifications
- Bachelor's degree.
- 1+ years of supervisory / managerial experience.
- Knowledge of LIHTC and HUD regulations.
- Experience with Yardi or RealPage property management software.
- Knowledge of marketing and leasing techniques.
- NAHP – CPL, SHCM, CAM (MA - C3P) designations.
- CAM – RAM & ARM honored; CGPM – NAA or NAMA honored designations.
- Experience administering Affordable Programs such as Low Income Housing Tax Credit (LIHTC), Tax Exempt Bond, HOME, HPTF, or other state or local programs.
- Certifications in LIHTC property management such as: SHCM, TCS, C3P, HCCP, NAHP.
