About the role
WinnCompanies is seeking a Property Manager I to split time between Court Street and Temple Villas Apartments, two affordable housing communities totaling 76 apartment homes in Los Angeles, CA. In this role, you will oversee daily operations, leasing, financial performance, maintenance, and compliance while delivering exceptional resident service.
Responsibilities
- Manage the daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.
- Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals, and rent increases.
- Drive occupancy, rent collections, resident retention, and revenue goals.
- Prepare and manage property budgets, financial reports, purchase orders, invoices, and monthly variance reporting.
- Ensure compliance with all applicable federal, state, local, LIHTC, HUD, and affordable housing program requirements.
- Partner with maintenance teams to maintain the property, preserve assets, and ensure completion of preventive maintenance programs.
- Lead, train, and develop site team members while promoting a positive, customer-focused culture.
Requirements
- High school diploma or GED equivalent.
- 1-3 years of experience in property management, multifamily housing, leasing, or residential operations.
- Current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Experience in Low Income Housing Tax Credit (LIHTC).
- Previous supervisory, team lead, leadership, or employee development experience.
- Knowledge of property management operations and landlord-tenant laws.
- Experience using Microsoft Office and web-based business applications.
- Strong customer service, communication, organizational, and problem-solving skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Ability to work effectively with diverse residents, colleagues, and vendors.
- Strong attention to detail and financial accountability.
Preferred Qualifications
- Bachelor's degree in Business, Real Estate, or a related field.
- Experience with LIHTC, HUD, Section 8, or other affordable housing programs.
- Experience with Yardi, RealPage, or other property management software.
- Knowledge of leasing, marketing, resident retention, and occupancy strategies.
- Professional certifications such as CAM, ARM, RAM, SHCM, NAHP-CPL, CGPM, C3P, or equivalent.

Pay
$28.00 - $30.00 per hour, depending on experience.
Schedule
- Monday through Friday, 8:00 AM to 5:00 PM.
- Onsite housing provided: a 2-bedroom unit.
