Property Manager- Eastern II

About the role
Property Managers play a key role in creating communities where residents are proud to call home. This dynamic role involves overseeing day-to-day operations, ensuring compliance with affordable housing regulations, and delivering outstanding customer service. No two days are the same, offering flexibility and the opportunity to directly impact residents' lives.
Responsibilities
- Ensure adherence to all Fair Housing and affordable housing regulations.
- Collect and deposit rent within 24 hours of collection; notify residents of delinquent rent.
- Provide outstanding resident service, resolving inquiries, work orders, and requests promptly.
- Maintain and build applicant waiting lists.
- Keep property operations on budget through cost-effective practices.
- Conduct initial lease processes, including certification and annual re-certification for affordable housing, state, and government agency programs.
- Pass INSPIRE, State, and Government Agency inspections while maintaining company standards.
- Ensure vacant apartments are market-ready and leased quickly.
- Process move-in/transfer applications and forward to Compliance for approval.
- Supervise property staff, including maintenance and housekeeping, inspecting unit turns, preventative maintenance, work order completion, and quarterly housekeeping inspections.
- Inspect and supervise the work of outside vendors.
- Organize community activities as required by property management agreements and leases.
- Be available on-call for after-hours emergencies and other business needs.
- Travel to regional and home office training/conferences as required.
- Lead marketing and leasing strategies to maintain occupancy targets.
- Conduct regular unit inspections and daily property walks to ensure safety, compliance, and curb appeal standards are met.
Requirements
- High school diploma or equivalent.
- 2+ years of affordable housing experience with LIHTC or Section 8.
- Solid understanding of Fair Housing regulations.
- Skilled in income qualification, tenant file accuracy, and regulatory compliance.
Skills
- Strong customer service skills.
- Proficiency in Microsoft Office Suite; ability to learn new software.
Preferred Qualifications
- Fair Housing Training.
- Experience with Real Page Onesite software.
Schedule
Full-time, Monday through Friday, 8:00 AM to 5:00 PM.
Physical & Work Environment
- Daily property walks to ensure safety standards and company policies are upheld.
