About the role
Responsible for managing the day-to-day operations of a regional portfolio of industrial properties, ensuring that the properties are operated profitably and efficiently, and property assets are maintained in superior condition.
Responsibilities
- Manages industrial properties in the Atlanta area (initially ±1.5 MSF with growth).
- Asset manages (oversees 3rd-party manager) industrial properties assigned in Atlanta.
- Develops and maintains relationships with tenants; responds promptly and courteously to all tenant requests and inquiries.
- Attends due diligence day to meet tenants, reviews due diligence items with the Investment team, and receives all existing property information.
- Schedules meetings with new tenants to review the Welcome Book and discuss expectations.
- Manages the move-in/move-out processes and ensures smooth transition.
- Transitions new developments into the Operations group alongside the Development team.
- Conducts and completes regular property inspections, providing detailed reports to tenants.
- Develops and manages property budgets and rent collection.
- Reviews and approves year-end reconciliations.
- Oversees the bidding and maintenance of vendor contracts.
- Oversees the work order process, including coordinating tenant requests with maintenance engineers.
- Determines maintenance schedules, including staff assignments and timetables.
- Coordinates with the construction team on tenant improvement projects.
- Acts in accordance with company values and complies with all company processes and procedures.
- Completes other duties as assigned.
Requirements
- At least 3+ years of industrial property management experience, demonstrating superior initiative, technical expertise, analytical ability, judgment, written and oral communication, organization skills, and relationship-building.
- Bachelor’s degree in a related field.
- Yardi software experience preferred.
- Experience in running business park associations, obtaining permits, and container yard leasing and management.
- Certified Property Manager designation preferred.
- Flexible work schedule; must be available to travel regularly to properties and attend corporate events (1-2 times per year).
- Must work in-office a minimum of 4 days per week.
- Working knowledge of Microsoft Office (Word, PowerPoint, Excel, Outlook).
- Ability to manage elevated stress levels and work in an active, intense environment.
- Physically capable of climbing structures and ladders to survey building systems.
