Property Manager
Essential Job Duties
- Aid in building and maintaining a positive relationship with the owner through proactive and responsive communication.
- Collaborate with senior management to understand and align with the client's goals and objectives for real estate asset performance.
- Develop and implement strategies to maximize property value in alignment with the owner's objectives.
- Create and maintain detailed reports and information packages for designated staff.
- Work towards exceeding client expectations by continuously improving services offered.
- Create and manage staffing plans and job descriptions for assigned sites, promoting ongoing professional development for all on-site personnel.
- Oversee the creation and final approval of the annual operating budget and monthly financial reporting.
- Review and approve lease reconciliations and estimates annually.
- Prepare employee evaluations and make recommendations for promotions and compensation adjustments.
- Develop and oversee resource plans for project delivery, ensuring adherence to customer requirements, budgets, and schedules.
- Manage lease abstracts and, in some cases, final approval of lease abstracts and final document outputs.
- Review and approve specifications for service contracts and select vendors based on performance and compliance with service agreements.
- Review and supervise all accounting output prepared by the accounting department.
- Perform weekly site visits to review policies, personnel performance, and approve invoices.
- Conduct quarterly inspections of all properties within the portfolio.
- Engage in short- and long-range planning for all properties under management.
- Maintain compliance with fire, life safety, and other safety regulations.
- Present a positive image in all interactions both internally and externally.
- Contribute to proposal efforts and develop outstanding service programs for clients and tenants.
Other Job Functions
- Provide input to proposal efforts with senior management.
- Work closely with management to ensure the property(s) operates as a profitable center or cost-effective solution for ownership.
- Conduct market surveys, recommend pricing, develop marketing programs, and build rapport with brokers to support leasing objectives.
Skills, Education And Experience
- Bachelor’s degree in business or related field.
- RPA and CCIM or CPM certification required.
- Minimum of 8 years’ experience in property operations.
- Knowledge in all aspects of business, including leasing and construction management.
- Responsibility for managing a portfolio of three or more projects with direct reports.
- A valid real estate license is required in states where work is performed.
- May perform other duties as assigned.
