Property Manager
About the role
The Property Manager is accountable for all property operations. The purpose of the Property Manager is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the Regional Manager and the Property Owner. These objectives will include maximizing occupancy levels and property values.
Responsibilities
The Property Manager will conduct all business in accordance with Gates Hudson & Associates, Inc., established policies and procedures, all Federal, State, and County Fair Housing Laws, American with Disabilities Act, and all other laws pertaining to apartments.
Key responsibilities include:
- Financial management: assist in the preparation of the annual budget, control purchases, process invoices, and maintain petty cash account
- Personnel management: hire and terminate on-site staff, train and supervise staff, conduct performance reviews, and approve timesheets
- Administrative tasks: investigate resident complaints, maintain control of the applicant qualification process, control lease accuracy, and communicate with vendors/contractors
- Leasing duties: complete lease applications and verifications, accept rents and deposits, and maintain accurate records
- Accounts receivable duties: collect and verify resident payments, deposit monies in the bank, and contact delinquent tenants
- Marketing: welcome and show property to prospective new residents, review advertising accuracy, and promote resident and business referral programs
- Resident relations: maintain positive customer service attitude, promote goodwill, and conduct move-in/move-out inspections
- Property maintenance: physically inspect the property, coordinate with maintenance and contractors, and monitor preventative maintenance and energy management inspections
- Safety: provide timely feedback in emergencies, ensure workers’ compensation claims are reported, and promote safety and security measures
Qualifications
High School degree or equivalent certification required. Must have 2-5 years experience as a Property Manager.
- Ability to work independently and as a productive member of a team
- Knowledge of landlord/tenant, ADA, and fair housing law
- Ability to lead, develop, and mentor a team
- Strong background in customer service
- Excellent written and verbal communications skills
