About the role
The Property Manager is fully accountable for all property operations at The Baxly in the Savannah area. This role is responsible for effectively managing and coordinating employees, activities, and resources to accomplish property objectives, including maximizing occupancy levels and property values.
Responsibilities
- Conduct all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other applicable laws.
- Financial
- Assist the Regional Vice President (RVP) in formulating annual budgets and ensure adherence to budget guidelines.
- Review monthly financial statements and prepare owner reports.
- Ensure timely collection, posting, and deposit of rents; perform evictions and utility cut-offs as required.
- Maintain positive vendor relationships for accurate invoicing, work scheduling, and certificates of insurance (COI).
- Approve and submit all invoices for processing and approve property expenditures.
- Personnel
- Recruit, hire, train, and supervise all on-site property staff to achieve operational goals.
- Conduct new employee orientation, review and approve timesheets, and provide ongoing training.
- Collaborate with Human Resources to develop and coach employees toward property and company goals.
- Administrative/Office
- Ensure accurate and timely completion of lease files.
- Review lease applications and sign new move-in leases and addendums.
- Conduct property inspections with government agencies, Fogelman leadership, and property owners.
- Ensure compliance with Fogelman and regulatory agency audit requirements.
- Maintain office schedule, condition of office and model apartments, and all on-site local and state licenses.
- Report liability and property incidents through the online incident reporting system.
- Manage special projects and reports, such as Capital Improvement and Interior Renovations.
- Resident Relations
- Build a resident-focused culture and ensure compliance with Fair Housing laws.
- Review notices to vacate to identify move-out causes and develop process improvements.
- Maintain positive resident communications, resolving complaints and service requests per company policies.
- Maintenance
- Conduct regular physical inspections of the entire property, including common areas and vacant apartments.
- Ensure timely assignment and completion of service requests.
- Coordinate with maintenance staff for timely apartment turnover after move-out.
- Marketing/Leasing
- Develop and oversee property marketing plans and outside marketing efforts.
- Ensure timely completion of marketing reports.
- Train leasing staff on welcoming and showing the property to prospective residents.
- Maintain awareness of market and industry conditions and trends.
- General
- Weekend work may be required.
- Adhere to all company policies, including safety and Fair Housing.
- Less than 5% overnight travel may be required.
- Perform other job duties as assigned.
Requirements
- Minimum of five years of multifamily experience, including at least three years as a Property Manager overseeing a 250+ unit conventional community.
- Proven leadership in operational management, marketing and leasing strategy, financial understanding, and data interpretation.
- Strong communication skills and commitment to exceptional customer service.
- Experience with Yardi, CRM platforms, and Yieldstar preferred.
- Valid driver’s license required.
Qualifications
- Certified Apartment Manager (CAM), Residential Apartment Manager (RAM), or Certified Property Manager (CPM) certification preferred.
- Lease-up or new construction experience with proven results preferred for new development properties.
- Working knowledge of property management platforms (e.g., Yardi, Entrata, Yieldstar, CRM).
- Excellent verbal and written communication, relationship-building, and customer service skills.
Environmental and Physical Demands
- Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
- Frequently lift less than 20 lbs; occasionally lift over 20 lbs.
- Strong constant finger dexterity with ability to grasp/turn.
- Strong sensory skills, including good eyesight, hearing, and ability to comprehend, speak, write, and communicate.
- Work in a variety of conditions, including both indoors and outdoors; noise level is usually moderate.
- Possible exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc.
