About the Role

This property is scheduled to transition mid-September. Responsibilities
- Conduct all business in accordance with company policies, Fair Housing laws, ADA, FCRA, and other relevant laws.
- Assist in budget formulation, stay within budget guidelines, and review financial statements.
- Manage rent collection, evictions, and utility cut-offs for delinquent rents.
- Maintain vendor relationships, approve invoices, and manage property expenditures.
- Recruit, hire, train, and supervise on-site staff, including performance evaluations and employee development.
- Ensure accurate and timely completion of lease files and applications.
- Conduct property inspections and ensure compliance with Fogelman and regulatory audits.
- Maintain positive resident relations, resolve complaints, and follow Fair Housing policies.
- Oversee maintenance, service requests, and apartment turnovers.
- Develop and implement property marketing plans and train leasing staff.
Qualifications
- 5+ years of on-site property management experience preferred.
- 3+ years as a Property Manager preferred.
- Background in supervision with a successful track record.
- CAM, RAM, or CPM certification preferred.
- Working knowledge of property management platforms (Yardi, Entrata, Yieldstar, CRM).
- Excellent communication, relationship-building, and customer service skills.
- Lease-up or new construction experience preferred for new development properties.
- Valid driver's license and auto insurance may be required.

Environmental and Physical Demands
- Constant walking, standing, and sitting alternately.
- Frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
- Frequently lift less than 20 lbs; occasionally lift over 20 lbs.
- Strong constant finger dexterity with ability to grasp/turn.
- Strong sensory skills such as good eyesight, hearing, and communication abilities.
- Work in varied conditions, including indoors and outdoors, with moderate noise levels.
- Possible exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc.
