About the role

The Property Manager at Avison Young is responsible for the overall management and maintenance of an assigned portfolio of office, industrial, and retail properties. This position requires a bachelor’s degree in business, real estate, or finance, with four to seven years of related experience. The ideal candidate should have a strong understanding of commercial real estate, financial terms, and principles, as well as the ability to analyze and make complex financial and business decisions.

Responsibilities

  • Manage the financial aspects of the portfolio, including preparing annual budgets, forecasts, monthly reports, and variance reports.
  • Supervise the accounts receivable and accounts payable process, ensuring timely collection of rent, accruals, payment of expenses, and compliance with lease terms.
  • Respond to tenant requests and needs, coordinating with the Property Management and Building Staff Teams to resolve issues.
  • Maintain a strong relationship with tenants and oversee the selection and performance of vendor services, including preparing request for proposals and service agreements.
  • Monitor vendor performance to ensure compliance with service agreements and standards.
  • Schedule and facilitate maintenance with vendors and tenants, and perform property inspections on a regular basis to make recommendations for maintaining and enhancing the asset.
  • Supervise and manage a team to achieve exceptional performance and set performance goals.

Requirements

A candidate must possess a bachelor’s degree, preferably in business, real estate, or finance. Commercial Real Estate Course Work and CPM or RPA designation are preferred. The candidate should also have a strong understanding of federal, state, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance. If not already licensed, a Florida real estate license must be obtained within 90 days of the Commencement Date.

Qualifications

The successful candidate will demonstrate strong communication skills, both written and verbal, and the ability to create complex financial and business-related documents. They should also have strong time management and organizational skills, with a focus on attention to detail.

Skills

  • Ability to effectively resolve situations or complaints from tenants, employees, or management.
  • Proficiency in Microsoft Word and Excel.
  • Experience with Yardi, MRI software, and Kardin budgeting package.
  • Strong time management and organizational skills.
  • Knowledge of federal, state, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance.
