Property Manager

Ares’ success has been driven by our people and our culture. The Property Manager reports to the Senior Property Manager and is responsible for managing an assigned industrial real estate portfolio. The objective is to maximize property performance through efficient operational strategies, maintain high levels of tenant satisfaction, and meet the overall financial goals of the company.
Responsibilities
- Tenant Services:
- Execute a high level of customer service to tenants within the portfolio through a sense of urgency in responding to tenant requests.
- Actively meet and engage with tenants on a regular basis.
- Ensure the move-in/move-out process is executed timely and efficiently.
- Maintain low levels of accounts receivables through regular contact, processing of collection notices, and tenant account management.
- Property Performance:
- Support local asset management teams to minimize downtime of vacant units and maximize tenant retention.
- Develop and execute preventative maintenance programs to extend the life expectancy of building elements.
- Manage service contracts to leverage scale, minimize costs, and consolidate vendor partners across the portfolio.
- Tour properties regularly to ensure maintenance standards, minimize liabilities, and oversee capital projects within budget and timing.
- Complete the annual budget process, including accurate property-level expenses and a 10-year capital plan.
- Manage financial performance through expense approvals, strategic spending, monthly financial reporting, variance reporting, and expense accrual submittals.
- Coordinate the onboarding and offboarding of properties through acquisitions/dispositions efficiently with transaction teams.
- Additional Duties:
- Assume additional responsibilities and perform special projects as needed or directed.
Requirements
- 5+ years of property management experience handling customer service and administrative issues related to real estate management.
- Experience supervising, directing, and managing vendor partners.
- Experience managing property-level financial planning and reporting.
- Experience managing maintenance capital projects.
- Proficiency in standard real estate-related software programs.
- Ability to communicate effectively with tenants, vendor partners, and internal teams.
- Ability to interpret property-level and corporate documents such as tenant leases, building plans, operating and maintenance instructions, and policy manuals.
Qualifications
- BA or BS in Finance, Real Estate, or Business Management; CPM/RPA designation preferred.
Travel & Work Environment
Work is performed in a general office environment. May require extended hours during peak periods. Availability for travel up to 50% of the time to property and construction sites for on-site project monitoring and meeting attendance. Exposure to adverse weather conditions, loud noise, and dust conditions at construction sites.
Pay
The anticipated base salary range for this position is provided below. Total compensation may also include a discretionary performance-based bonus.
