About the role

The Property Maintenance Supervisor plays a crucial role in ensuring the upkeep and maintenance of residential properties. Reporting to the Community Property Manager, the supervisor oversees the maintenance team, implements preventive maintenance systems, and ensures compliance with established policies and procedures.

Responsibilities

  • Implement and supervise preventive maintenance systems to preserve and maintain all buildings and equipment.
  • Supervise maintenance technicians and ensure prompt completion of all repairs and work orders.
  • Inspect buildings and grounds regularly, addressing deficiencies and deferred maintenance issues.
  • Manage the maintenance shop, including mechanical equipment and project vehicles.
  • Purchase supplies and maintain inventory, adhering to approved purchase orders.
  • Prepare bid specifications and oversee contractor supervision.
  • Assist with resident orientations and incident reporting.
  • Communicate with the office about illegal activities and assist with extermination procedures.
  • On-call for emergencies and assist with property management tasks as required.

Requirements

  • High School diploma or equivalent, with 3-4 years of experience offsetting minimum educational requirements.
  • Experience with boilers or appliance repair/diagnostics preferred.
  • Effective oral and written communication skills.
  • Valid driver's license and reliable transportation.
  • Available for night and weekend on-call duties.
  • Current license/certificates in relevant building trades (electrical, plumbing, carpentry, HVAC, fire protection, or mechanical).
  • General understanding of OSHA, fire prevention, and safety regulations.

Qualifications

  • Strong knowledge of maintenance procedures and techniques.
  • Indoor/outdoor environment subject to changing conditions and temperatures.
  • Ability to lift 55 pounds independently and support team lifts.
  • Walking, standing, stooping, squatting, lifting, carrying, pushing, and climbing.
  • Exposure to possible bloodborne pathogens and bodily fluids.
