Oversee the leasing process of a multi-family property, attracting and retaining tenants while maximizing property revenue through effective leasing strategies. Collaborate with tenants and leasing agents to ensure smooth operations and achieve occupancy goals.
Responsibilities
- Oversee a team of leasing agents, providing guidance, support, and mentorship to ensure effective leasing strategies and goal attainment.
- Develop and implement leasing strategies to attract and retain tenants for residential or commercial properties.
- Market available units through online listings, social media, and advertising to reach potential tenants.
- Respond promptly to inquiries from prospective tenants, providing information about available properties and scheduling property tours.
- Conduct thorough screenings of prospective tenants, including background checks, credit checks, and rental history verification.
- Negotiate lease agreements and ensure compliance with leasing policies and regulations.
- Coordinate move-in and move-out processes, including conducting property inspections and documenting property conditions.
- Address tenant concerns and inquiries in a timely and professional manner, fostering positive tenant relations.
- Collaborate with property maintenance and management teams to ensure properties are well-maintained and issues are promptly addressed.
- Analyze market trends, competitor pricing, and occupancy rates to adjust leasing strategies and rental rates accordingly.
- Prepare leasing reports and financial forecasts for property owners.
- Stay updated on local rental market trends, legislation, and industry best practices to enhance leasing operations.
Requirements
- Proven experience in property leasing or real estate sales.
- Strong understanding of leasing principles, rental laws, and Fair Housing regulations.
- Excellent communication and negotiation skills.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to multitask, prioritize, and work efficiently in a fast-paced environment.
- Detail-oriented with strong organizational and problem-solving abilities.
- Customer-focused mindset with a dedication to delivering exceptional service.
- Real estate license (preferred but not required).
- 3 years of property leasing experience (required).
