About the Role

The Property Director is responsible for the all-around management of a residential multi-family community, overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.

Responsibilities

  • Oversee and manage all aspects of assigned asset.
  • Manage leasing activities to ensure budget goals are consistently achieved.
  • Recruit, interview, and select qualified team members in collaboration with Regional Leadership and Talent Advisors.
  • Provide guidance, mentorship, support, and coaching to the on-site team, including managing separations when necessary.
  • Oversee all Crown Residential systems to maintain accurate and timely data.
  • Understand, follow, and promote the Crown Residential Bonus Program, educating and assisting the team to excel on Key Performance Indicators (KPIs).
  • Ensure 100% compliance with all training in Crown Residential’s training platform.
  • Produce weekly, monthly, and quarterly reports on property performance.
  • Analyze and scrutinize budgets, outlining all financial information produced.
  • Monitor and respond to survey results and reputation management through an online portal to identify and resolve issues.
  • Diagnose potential issues in staff performance, reporting, budgeting discrepancies, and overall property performance.
  • Analyze market research and stay current on competitive information, collaborating with the Marketing Department on solutions.
  • Achieve competitive market occupancy and net growth rent, meeting or exceeding monthly and quarterly revenue goals.
  • Review monthly financial reports and communicate findings and solutions to Regional Director and leadership.
  • Plan and market monthly community functions for resident engagement and occupancy growth.
  • Ensure the safety of team members and residents, mitigating risk and communicating potential issues to leadership.
  • Manage income and expense revenue and control.
  • Conduct property inspections to ensure cleanliness and professional appearance of common areas and amenities.
  • Review resident leases, applications, price changes, and renewals; collect rent fees according to company policies.
  • Conduct move-in orientations, apartment inspections, and move-out condition assessments.
  • Monitor community compliance with Fair Housing, Fair Employment, and ADA laws.
  • Inspect properties for visual and maintenance issues to avert risk and ensure completion to standards.
  • Oversee the purchase of supplies and conduct quarterly audits on high-priced items such as appliances.
  • Perform any other assigned duties.

Requirements

  • High school diploma or equivalent (required).
  • Associate or Bachelor’s degree (preferred).
  • Minimum of 2 years’ experience in multi-family, sales, retail, hospitality, property management, or a related field.
  • Previous lease-up/new construction experience.
  • Prior customer-facing experience.
  • Prior experience managing people.
  • Industry certifications (ARM, CAM, CPM, NALP, etc.) (preferred).

  • Excellent customer service skills.
  • Ability to motivate and empower staff to achieve property goals.
  • Strong leadership and team accountability, leading by example and professionalism.
  • Exceptional written and verbal communication skills.
  • Strong intermediate mathematical abilities and experience reading community financials.
  • Proficiency in Microsoft Word, Outlook, Excel, and industry-specific platforms.
  • Knowledge of computer operating systems (Microsoft Office Suite).
  • Ability to work flexible hours, including weekends, and in excess of 40 hours per week.
  • Consistent, in-person attendance during assigned hours at the workplace.
  • Overnight travel may be required for training.
