About the role
The Property Accountant II performs accounting and financial reporting activities for assigned property portfolios, ensuring accuracy, timeliness, and compliance with company and client requirements. This role supports the monthly close process, contributes to reliable client service delivery, and operates within defined market(s) and/or client portfolios. Property Accountant II team members collaborate with Accounting Supervisors, Managers, and Controllers to achieve financial and operational objectives while managing responsibilities with growing independence.
Responsibilities
- Prepare monthly financial statement packages for assigned properties.
- Record journal entries and assist with accruals, depreciation, and amortization entries.
- Perform general ledger analysis and account reconciliations.
- Support timely completion of monthly, quarterly, and year-end close processes.
- Analyze financial results and prepare basic variance explanations.
- Review income statements, balance sheets, and supporting schedules for accuracy.
- Assist with budget preparation and forecast updates.
- Prepare operating expense reconciliations and other client deliverables.
- Perform day-to-day accounting tasks across assigned portfolios, ensuring accurate and compliant transaction recording.
- Maintain accurate and complete property-level accounting records.
- Assist with transition of new properties and client onboarding.
- Communicate with Property Management teams and internal stakeholders on routine financial matters.
- Respond to inquiries and provide support on accounting-related issues.
- Collaborate with team members to support consistent and accurate accounting results.
- Support training and onboarding of newer team members.
- Ensure adherence to standardized processes and internal controls.
- Identify opportunities to improve efficiency and accuracy.
- Support implementation of process improvements and system enhancements.
- Ensure compliance with company policies, client requirements, and accounting standards.
- Maintain audit-ready documentation and support internal and external audit processes.
Qualifications
- Bachelor’s degree in Accounting or Finance preferred.
- 2–5+ years of accounting experience, preferably in property accounting or real estate.
- Working knowledge of GAAP and financial reporting.
- Experience with property accounting systems (e.g., Yardi, MRI, or similar) preferred.
