Responsibilities
- Coordinate all on-site activities of sub-contractors, vendors, and material deliveries to ensure smooth and safe project progression.
- Ensure all required permits or licenses are obtained and safety notices are posted as needed.
- Responsible for sub-contractor access to the project and either opening/closing the site or arranging for a reliable sub-contractor to do so.
- Coordinate sub-contractor sequencing and activities to maintain a safe working environment for all.
- Monitor construction quality to ensure work meets LGE and code enforcement standards.
- Schedule city, county, and state inspections when required and work with jurisdictions to ensure compliance.
- Create (3) week look-ahead schedules on a weekly basis for all projects and provide a weekly project report comparing actual progress to the master schedule.
- Take weekly photos to document project progress and substantiate the activities and percentages shown on the weekly progress report.
- Chair weekly project coordination meetings with sub-contractors and issue confirmation paperwork to the office.
- Conduct weekly site safety meetings with sub-contractors’ foremen.
- Review and approve all “as built” record drawing sets for the project upon completion.
- Review and approve monthly sub-contractor pay applications and discuss monthly pay requests with the owner’s lender or Construction Manager.
- Review time and material vouchers for incidental work as necessary.
- Maintain good relations and communications with all involved in the project, including sub-contractors, owners, and jurisdictions having authority.
Requirements
- A minimum of 5 years of successful commercial construction experience in a trade position, with at least 5 years as a Commercial Construction Superintendent.
- Basic computer skills, including the ability to create weekly reports using Microsoft Excel and Word.
- Strong plan reading skills and a good understanding of project cost analysis.
- A strong understanding of sequencing work to maximize productivity.
- Excellent communication and leadership skills to guide field personnel.

- Capable of performing duties under the direction of the Project Manager and reporting to the Director of Field Operations.
