Project Superintendent

As Superintendent, you will independently monitor on-site safety, coordinate construction activities, and supervise field personnel to complete projects safely, on schedule, within budget, and to the highest quality. Responsibilities
- Execute and enforce safety standards, processes, and procedures to ensure the project site remains clean and organized.
- Conduct weekly safety inspections and monthly safety audits.
- Enforce quality standards, processes, and procedures; conduct quality control audits.
- Determine, follow, and promote construction requirements and procedures, identifying opportunities for improvement.
- Assist in managing contractual requirements and identify opportunities for improvement.
- Maintain construction documents, review, and coordinate shop drawings and submittals.
- Direct, coordinate, and monitor activities of the construction site.
- Oversee mitigation of issues and recovery of the critical path.
- Conduct project preconstruction, strategy, and premortem meetings.
- Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budget requirements.
- Anticipate and identify project issues and risks; proactively communicate them and present solutions.
- Manage and plan all construction operations and timelines to ensure deadlines are met; identify compression opportunities.
- Maintain complete, thorough daily logs that include production and detailed areas of work.
- Maintain and control project scope and budget by communicating with proper POs/SWDs.
- Identify new construction products/practices and recommend cost-saving methods, materials, and layouts.
- Ensure proper documentation and communication of project status.
- Create and modify project schedules to reflect approved scope changes and ensure adherence to key dates; create CPM schedules.
- Direct and monitor compliance with all codes and regulations.
- Prepare and execute the project closeout process, demobilizing all resources and transitioning the project to the client.
- Maintain positive client relationships to leverage future repeat business.
- Other duties as assigned.
Qualifications
- 3-5 years’ experience as lead superintendent running ground-up projects ranging from $20M-$50M in diverse commercial markets, including High-Rise, Multifamily/Student Housing, Senior Living, Large Box Industrial, and Hospitality.
- In-depth construction knowledge and experience in the construction industry.
- Proven experience implementing safety protocols with a track record of enforcing safety procedures on construction sites.
- Ability to understand and solve complex challenges and present alternative solutions.
- Must be a motivated and driven individual with a history of effectively facilitating subcontracted work.
- Strong leadership and interpersonal skills.
- Excellent written and verbal communication skills.
- Proficiency with computer applications including ProCore, P6, and Microsoft Office.
Working Conditions
The Superintendent’s work is primarily performed outdoors in various weather conditions with exposure to health or safety hazards, including noise levels ranging from moderate to loud. Physical effort is required, including handling objects up to 50 pounds and frequent standing, walking, sitting, talking, and/or hearing. While performing essential functions, the individual may use hands to handle, control, or feel; reach with hands and arms; climb or balance; bend, kneel, crouch, and/or crawl. Work location may change or vary, and the position may require travel. The environment is demanding and fast-paced; workweeks may exceed 40 hours.
