About the role

Cumming Group is a fast-growing project and cost management consultancy with over 60 offices globally. We are currently hiring for Construction Schedulers to be located in the Los Angeles, CA area, specifically for our education project construction sector. The education team provides services to K-12 as well as higher education institutions nationally.

Responsibilities

  • Independently interprets and reads detailed construction drawings (Architectural, Structural, Mechanical, Electrical, Plumbing, Civil, etc.) and develops a clear understanding of work scope.
  • Reviews Contractor P6 initial Baseline Construction Schedules and identifies any missing scope, missing logic or milestones, analyzes the critical path, reviews the required cost loading, and provides written technical schedule review comments based on LAUSD’s structured review templates.
  • Reviews multiple Contractor P6 Monthly schedule updates and provides written schedule review comments documenting milestone schedule slippage, critical path activity slippage, and overall schedule analysis based on LAUSD’s structured review templates.
  • Performs Quality Assurance/Quality Control (QA/QC) on contractor schedule submittals for compliance with the contract.
  • Creates Earned Value Curves based on LAUSD EVA template guidelines.
  • Maintains and monitors monthly construction progress, assists in identifying problem areas, and helps address schedule impacts to advance the schedule.
  • Provides and analyzes Key Performance Indicators (KPIs) from P6 Primavera Schedules and Excel Earned Value Curves based on LAUSD structured templates.
  • Produces Contract Variance reports with root causes and mitigation schedule recovery investigations with recommendations.
  • Develops or reviews Suggested Preliminary Construction Schedules based on available Plans and Specifications.
  • Reads contract drawings to determine if work is in or out of scope, understands terms and conditions of the contract to determine if any compensable or non-compensable time extensions have merit.
  • Effectively communicates with the project team regarding any schedule/progress-related issues or concerns at regular schedule meetings.
  • Prepares reports as needed and directed by Senior Management.
  • Visits construction sites and attends meetings, as needed, and checks the Contractor’s monthly schedule progress.

Requirements

  • Graduation from a recognized college or university with a bachelor’s degree in construction management, engineering, architecture, or any related field. Additional 2 years of experience in construction scheduling may be required for those without the required educational degree.
  • Minimum of six (6) years' experience in Construction Scheduling for an Owner or General Contractor, preferably in an educational facility or public works projects.
  • Proficiency in Primavera latest version and MS Office Suite.
  • Excellent written and verbal communication skills.
  • Superior organizational and planning skills.
  • Ability to build efficient working relationships with project teams and department staff.
  • Understanding of theories, principles, and practices of cost engineering, scheduling, and schedule forensics.

Qualifications

  • Graduation from a recognized college or university with a bachelor’s degree in construction management, engineering, architecture, or any related field.
  • Minimum of six (6) years' experience in Construction Scheduling for an Owner or General Contractor, preferably in an educational facility or public works projects.
  • Additional 2 years of experience in construction scheduling may be required for those without the required educational degree.

Pay

The salary range for this full-time role is $120,200.00 - $160,266.69 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.

Schedule

This is a full-time role.
