Project Manager - Special Projects
About the role
The Project Manager - Special Projects is responsible for the sales, pricing, planning, execution, monitoring, coordination, and closure of each assigned project, working with the Project Team. The Project Manager - Special Projects plans for and designates project resources, develops budgets, and directs progress. The Project Manager - Special Projects is accountable for each assigned project's scope, team performance, resources, and overall success. The position communicates project specifications and details with all levels of the Company’s management and field teams and externally with clients, subcontractors, and vendors. The Project Manager - Special Projects develops and maintains relationships with customers and ensures the quality of work and adherence to customer-specific KPIs.
Responsibilities
- Manage and oversee all special projects, repair requests, and scope walks requested by customers.
- Work closely with the project team, managing special projects from initial client contact and proposal phases to the hand-off to the field teams through the accounting project close.
- Comply with the customer’s priority matrix and service level requirements.
- Manage and mentor field resources, subcontractors, and vendors.
- Establish, maintain, and foster positive long-term client relationships.
- Lead the preconstruction process, which includes site surveys and site walks, subcontractor/vendor selection, and preparation of client proposals.
- Communicate outsourced scopes of work with subcontractors and vendors, negotiate pricing, and work with the Project Team to process subcontract documents or P.O.s.
- Develop and prepare budgets and estimates for all required scopes of work; plan and designate project resources and oversee progress.
- Absolutely ensure that all work requests are completed on schedule and updated in customer systems.
- Manage and communicate profitability to management.
- Cover the acquisition of all required permits.
- Ensure timeliness and accuracy of all subcontracts, vendor P.O.s, and change orders.
- Verify weekly customer update reports for client and Company are accurate and timely.
- Serve as a responsible leader, through the direction and guidance of the Company, to ensure all safety requirements for assigned projects are upheld, adhering to all aspects of our Health, Safety, and Environmental Program, both for self-protection and for the protection of co-workers, subcontractors, the public, and customer representatives.
Requirements
- 2 - 5 years experience with related project management experience or equivalent.
- Strong technical knowledge and experience in General Building, Plumbing, Electrical, Kitchen Equipment, and HVAC/Refrigeration commercial construction trades.
- Provide customer focus, always considering the impact on our customer and their customers.
- Demonstrate strong written and verbal communication skills with all levels of the project.
- Preconstruction process experience, including site surveys and site walks, subcontractor/vendor selection, and preparation of budgets and client proposals.
- Scheduling, purchasing, estimating experience, managing personnel, vendors, and subcontractors.
- Able to deal with frequent changes, delays, or unexpected events and communicate accordingly.
- Must have a flexible schedule and be willing to work some nights and weekends as needed.
- Able to read and understand plans and specifications.
- Able to assess problems and create a scope of work for solutions.
- Proficient with computers and familiar with Microsoft software suite.
- Experience with Microsoft Project is preferred.
- Experience with PlanGrid and Bluebeam is a plus.
- Demonstrate attention to detail, creative problem-solving, and analytical skills.
