About the role
The Project Manager II supports and leads preconstruction efforts on negotiated projects, prepares budgets and estimates, collaborates with estimating to solicit bids from qualified subcontractors/suppliers, writes detailed scopes of work and qualifies bids, coordinates permit applications, negotiates and awards subcontracts, develops and monitors a detailed master schedule, manages shop drawings/submittals, RFI/change order processes, and conducts required meetings. They also manage subcontractor/vendor coordination, quality control, safety inspections, project punchlists, and obtain certificates of occupancy. Additionally, they review job costs, billings, and pencil draws, approve invoices, and participate in recruiting efforts.
Responsibilities
- Support and/or lead preconstruction efforts on negotiated projects
- Prepare detailed general conditions budgets as required
- Coordinate preparation of permit applications
- Negotiate, award and write all subcontracts
- Develop, monitor and maintain a detailed master schedule
- Manage the shop drawing/submittal schedule and process
- Manage the requests for information (RFI) and change order processes
- Coordinate and conduct required meetings
- Facilitate subcontractor/vendor coordination, ensure required inspections are performed, and address deficiencies
- Review project punchlist and obtain a certificate of occupancy
- Review job costs, billings, and pencil draws for pay applications
- Collaborate with the Market Leader to establish, monitor, and achieve project goals
- Mentor, train, and evaluate less-senior project management staff and other staff members
Requirements
- Bachelor’s degree from four-year College or University in construction, engineering or architecture related fields or equivalent training and related experience
- 5+ years experience as a Project Manager or Assistant Project Manager with estimating experience and a clear understanding of the business side of construction
- Comprehensive understanding of each phase of the construction process, including architectural design and blueprinting, and a knowledge of the market/industry
- Proven record of success on mid-sized and/or multiple small-sized projects
- Thorough understanding of construction technologies such as: scheduling software, financial comprehension, digital model navigation; ability to read and understand blueprints is a must
- Proficiency with project management and accounting software; ACC Build is a plus
