About the role
The Project Manager is responsible for the overall planning, management, and execution of assigned construction projects, maximizing profitability while achieving quality, safety, and owner expectations. May oversee one or more projects simultaneously.
Responsibilities
- Champion “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers.
- Ensure “Constructing with Integrity” through honesty, unity, safety, and quality of work.
- Assist in preparing project estimates, budgets, and unit cost reports.
- Lead the project team in developing the project management plan (PMP).
- Participate in value engineering services as appropriate.
- Organize and conduct pre-award and pre-construction meetings.
- Participate in negotiating and preparing project subcontracts.
- Obtain permits and resolve regulatory requirements.
- Prepare and monitor the project schedule, developing milestones with the project superintendent.
- Review plans and specifications for completeness and consistency.
- Assist business development personnel as requested.
- Plan and execute the construction contract successfully.
- Manage procurement of project materials and equipment within budget and schedule constraints.
- Develop and monitor project quality, safety, and risk management plans.
- Monitor project site for cost, safety, quality, and schedule performance.
- Evaluate and adjust the schedule to meet milestones and financial goals.
- Negotiate owner and subcontractor change orders and manage cost/profit impact.
- Develop monthly client pay requests and follow up on collections.
- Control job cost payments through document review and approval.
- Coordinate with job cost accountant for payments and lien releases.
- Participate in monthly job cost reviews to declare project status.
- Attend and document owner and coordination meetings.
- Coordinate all final close-out procedures, including as-built drawings, close-out documentation, and letters of substantial completion.
- Provide project cost information to the estimating database.
- Direct organization and preparation of all project documents for storage.
- Participate in project management training.
- Collaborate with all company departments to ensure policy compliance and corporate objectives.
- Maintain professional relationships with vendors, owners, architects, officials, and the public.
Requirements
- Bachelor’s degree in civil engineering, construction management, or related field (or equivalent education and experience).
- Minimum of five years of project management experience in commercial construction.
- Valid driver’s license with a good driving record.
- In-depth knowledge of commercial construction processes.
- Understanding of estimating concepts to verify bids, market rates, and process change orders.
- Familiarity with contractual language and concepts to protect the company while serving clients.
- Working knowledge of construction laws and practices.
- Ability to read and understand plans, blueprints, and specifications.
- Understanding of building codes and design requirements relevant to the project.
