About the role

Project Manager supporting a high volume of commercial smaller tenant-improvement projects for retail and investor-center clients. The role drives quality, client satisfaction, and profitability.

Responsibilities

  • Manage all staff assigned to the project and relationships among the owner, tenants, and professional groups.
  • Oversee timely and accurate completion of all project documentation and administrative tasks.
  • Monitor schedules, spending, and project progress.
  • Complete or review project reports for accuracy; provide status, financial reports, and project schedules.
  • Perform final review of construction projects, including bid reviews, bid procedures, vendor and subcontractor qualifications, final estimates, labor and materials takeoffs.
  • Review subcontractor and vendor invoices; approve for payment or negotiate changes.
  • Prepare and submit change orders for client and director of operations approval.
  • Ensure subcontractors are advised of all change orders.
  • Prepare all close-out documentation: warranty information, affidavits, record drawings, final retainage payments, releases, and accounting documents.
  • Ensure final payments are received from the client and appropriate invoices are paid to subcontractors.
  • Coordinate with in-house estimating for early purchasing.
  • Support clients with early planning and scheduling prior to in-field execution.
  • Advise clients on early release packages to maintain schedule.

Requirements

  • Bachelor’s degree in Construction Management, Construction Science, or comparable industry experience.
  • 4–8 years of experience in construction management.
  • Experience supporting corporate or commercial interiors.
  • Project management for multiple accounts/clients, stakeholder relationship management, and supervision of subcontractors and vendors.

Pay

Base salary: $120,000 – $160,000. Eligible for discretionary bonus based on company and individual performance.
