About the Role
To plan, direct, budget, and coordinate construction projects, typically through the field Superintendent. Organize and provide a master project schedule and any required updates for sequencing of activity on the project site. Prepare and initiate cost change orders for the Client or Sub-contractors as required during construction. Assist the preconstruction team in bid and subcontractor buy-out.
Responsibilities
- Schedule the project in logical steps and budget time required to meet promised deadlines.
- Plan each project setup with the Superintendent, including field office location and layout, temporary utilities, staging areas, safety and security practices, fencing, etc.
- Maintain good relations and communications with all involved in the project, including Owners, sub-contractors, Jurisdictions Having Authority, and the public.
- Provide leadership and maintain effective, harmonious working relationships with on-site staff and sub-contractors.
- Ensure all required permits are in place at the beginning of each project or as needed during construction.
- Attend weekly sub-contractor and/or Owner meetings on-site to review upcoming scheduled activity, coordination, and safety information.
- Inspect and review projects at least weekly to monitor progress, quality of work, and assist the Superintendent as required.
- Fill in for the Superintendent during vacation periods or sick days.
- Interpret and explain plans and contract terms to administrative staff and Project Engineers.
- Initiate all sub-contract and prime contract change orders as required throughout the project.
- Review project progress daily and suggest changes to field personnel to keep on track with the master project schedule.
- Review monthly pay requests with the Superintendent and confirm completion percentages align with actual work completed.
- Resolve discrepancies between contractors and the Superintendent; escalate serious issues to the Senior Project Director.
- Ensure all final inspections by Jurisdictions Having Authority are completed at the end of the project.
- Coordinate utility accounts with owners to ensure timely completion for final inspections.
- Assist the Project Coordinator in obtaining warranty information from sub-contractors to provide a timely warranty package to the Client.
- Manage all warranty activities during the entire warranty period after project completion.
Requirements
- A degree in construction management, engineering, architecture, or a minimum of five years of field experience.
- LEED certification is a plus.
- Advanced knowledge of construction scheduling, construction management processes, means, and methods.
- Expert knowledge of building products, plan reading, construction details, and relevant rules, regulations, and quality standards.
- Competency in conflict and crisis management during commercial construction projects.
- Significant experience in management, processes, policies, procedures, and computer systems.
- Familiarity with construction project management software.
- Strong leadership and human resources skills.
Reporting
Reports directly to the Director of Construction. Annual performance reviews occur around June/July, evaluating project success, sub-contractor feedback, company representation, and alignment with company values.
