About the role
The Project Manager, Construction and Tenant Services, based in the Tysons Corner office in McLean, Virginia, is responsible for managing and coordinating projects within an assigned portfolio of properties. This role involves complex project responsibilities, including coordinating landlord and tenant work, status reporting, budgeting, estimating, scheduling, and delivering possession to new tenants. The Project Manager serves as the liaison between Federal Realty, tenants, and their architects, consultants, and contractors throughout the planning and construction process.
Responsibilities
- Drive the landlord and tenant design, permitting, and construction process to achieve optimal rent commencement dates for assigned projects.
- Proactively gather information required by leasing to market tenant spaces.
- Manage and coordinate construction projects from conceptual estimating through project close-out for new and existing retail buildings within a specified region.
- Ensure coordination of all assigned projects with Federal Realty departments, consultants, tenants, and third-party managers.
- Create and coordinate conceptual estimates under the direction of the Senior Project Manager for lease budgetary purposes.
- Draft and review construction exhibits upon request by Leasing or Legal.
- Review and approve landlord and tenant construction drawings to ensure compliance with lease, budget, schedule, and design requirements.
- Provide regular status reporting for all work in progress.
- Oversee contracting and timely delivery of all new lease-required landlord work.
- Coordinate with Legal, Leasing, Asset Management, and Development to ensure lease language and delivery terms are reasonable and achievable.
- Troubleshoot design and construction issues as they arise.
- Provide scheduling and planning information to appropriate internal departments as required.
Qualifications
- 5-10 years of tenant coordination and/or project/construction management experience.
- Experience with design and construction of retail properties.
- Experience with design and construction coordination and project management.
- Bachelor’s degree in Architecture, Civil Engineering, Construction Management, or a related field (preferred).
- PMP and LEED AP certifications (preferred).
- Strong written and verbal communication skills.
- Strong organizational and analytical skills, including multitasking and managing a large volume of projects.
- Demonstrated customer service orientation and ability to work with multiple stakeholders to gain consensus.
- Ability to effectively present information and comprehend, analyze, and interpret complex documents.
- Advanced analytical and quantitative skills for problem-solving in situations with multiple options.
- Experience reading and understanding architectural drawings.
- Proven ability to perform financial analysis and reporting of construction costs.
- Strong negotiation skills.
- Proficiency in MS Office; graphics skills are a plus.
- Willingness to travel across the assigned portfolio for day visits, with occasional overnight trips (up to once per month).
Pay
The typical base pay range is $110,000–$140,000 per year, plus bonus. Offers are determined based on job-related skills, experience, relevant education, certifications, and training.
