About the role

Welcome to Metronet, where we don't just build networks; we build communities. As a Construction Project Manager - Commercial Facilities, you will manage the full lifecycle of Metronet facilities projects, including warehouses, laydown yards, offices, and corporate spaces.

Responsibilities

  • Evaluate potential properties and conduct site due diligence.
  • Define project scope of work in collaboration with internal stakeholders and design professionals; develop detailed budgets, schedules (including milestones and critical path), and procurement strategies.
  • Review and interpret architectural drawings, engineering plans, specifications, and complete sets of construction documents for constructability, code compliance, and alignment with Metronet standards and operational needs.
  • Work with a Contractor; prepare, submit, and manage permit applications; coordinate plan review comments, responses, and inspections with Authorities Having Jurisdiction (AHJs) to secure timely approvals.
  • Solicit and evaluate competitive bids, negotiate contracts and terms with contractors and vendors, and prepare/administer agreements.
  • Establish project controls including Schedule of Values (SOV), purchase orders, and baseline cost tracking.
  • Conduct regular site visits to monitor progress, quality, safety, and compliance with contract documents, schedule, and budget; verify work in place.
  • Administer contracts and review/verify contractor progress payment applications using AIA G702 (Application and Certificate for Payment) and G703 (Continuation Sheet / Schedule of Values); confirm accuracy against actual completed work, stored materials, and contract terms before approval or recommendation for payment.
  • Manage project documentation including RFIs, submittals, and change orders; provide technical guidance and clarification to contractors on drawings, specifications, and unforeseen field conditions to resolve challenges while protecting project scope, budget, and schedule.
  • Lead or participate in milestone inspections and punch-list development/verification; ensure deficiencies are corrected in a timely manner.
  • Cook up with internal Metronet teams (IT/Network/Data, Operations, etc.) to align systems, infrastructure, furniture, and fit-out activities for smooth occupancy transitions.
  • Hold contractors accountable to contractual obligations for schedule, quality, and safety.
  • Manage project closeout including final inspections, Certificate of Occupancy, as-built documentation, O&M manuals, warranties, and formal handover/training to the facilities/maintenance team.
  • Coordinate facility moves and occupancy to minimize operational disruption.
  • Oversee decommissioning of facilities at lease end or as directed: coordinate restoration to pre-lease condition per lease requirements, final payments and lien releases, utility terminations, asset disposition/relocation, and complete lease closeout documentation and accounting.

Qualifications

  • Bachelor’s degree in Construction Management, Project Management, Architecture, Engineering, or a closely related field; or a minimum of 4-5 years of progressive hands-on commercial facilities or construction project management experience in lieu of a degree.
  • Demonstrated proficiency in core project management competencies: developing/managing scope, creating and maintaining schedules, controlling budgets and costs, identifying and mitigating risks, administering change orders, and delivering clear status reporting to stakeholders.
  • Strong ability to read, interpret, edit, and comment on architectural drawings, blueprints, specifications, and full construction document sets.
  • Direct experience preparing/submitting permit applications and coordinating with local building departments and inspectors to achieve code compliance (building, zoning, ADA, fire/life safety, etc.).
  • Working knowledge of AIA Contract Documents with specific, demonstrated experience reviewing, verifying, and processing G702 Applications for Payment and G703 Continuation Sheets (Schedule of Values) in conjunction with on-site progress verification.
  • Proven experience negotiating with contractors/vendors, evaluating bids, and managing construction contracts while holding parties accountable to timelines, budgets, and quality standards.
  • Excellent written and verbal communication skills with the ability to produce professional reports, emails, and presentations and convey technical information clearly to contractors, internal teams, and leadership.
  • Highly self-motivated and organized with proven ability to independently manage multiple concurrent projects, prioritize effectively, break initiatives into actionable deliverables, and provide accurate status reporting with minimal supervision.
  • Strong attention to detail, problem-solving skills, and commitment to delivering high-quality results on time and within budget.
  • Willingness to work as a team and independently.
  • Must be legally authorized to work in the U.S.

Additional Job Requirements

  • Valid driver’s license and reliable transportation;
  • Willingness and ability to travel frequently (often 1 night/2 days or more nights per week) to project sites, potentially across multiple states.
