Duties and Responsibilities
- Aids in the preparation of project estimates.
- Prepares project budgets and unit cost reports.
- Leads the project team in creating the project management plan (PMP).
- Participates in value engineering services as needed.
- Organizes and conducts pre-award and pre-construction meetings.
- Engages in the negotiation and preparation of project subcontracts.
- Secures permits and resolves regulatory requirements as necessary.
- Develops and maintains a project schedule and milestones.
- Reviews plans and specifications for completeness and consistency.
- Assists in business development activities as requested.
- Manages the execution of the construction contract.
- Controls project material and equipment procurement within budget constraints.
- Develops and monitors project quality, safety, and risk management plans.
- Maintains oversight of project site for cost, safety, quality, and schedule performance.
- Evaluates schedules to meet milestones and financial goals.
- Negotiates change orders with owners and subcontractors and manages their impacts.
- Prepares monthly client pay requests and follows up on collections.
- Coordinates with the job cost accountant for payments and lien releases.
- Attends and documents owner and other coordination meetings.
- Coordinates all final close-out procedures for the project, including as-built drawings, close out, letters of substantial completion, and letters of recommendation.
- Provides project cost information for the estimating database.
- Directs the organization and preparation of all project documents for storage.
- Participates in PM training.
- Interacts with all company departments to ensure policies and procedures are carried out and corporate objectives are achieved.
- Uses tact to maintain relationships with vendors, owners, architects, community and state officials, and the general public.
Qualifications
- Bachelor's degree in civil engineering, construction management, or related field, or equivalent education and experience.
- Minimum of five or more years project management experience within Data Center Construction.
- Valid driver's license and good driving record.
- In-depth knowledge of commercial construction processes.
- Understanding of estimating concepts, including bid verification, market rates, and change order processing.
- Knowledge of contractual language and concepts to protect the company while providing quality service to clients.
- Working knowledge of construction laws and practices.
- Understanding of building codes and design requirements relevant to the project.
- High standards of ethical conduct regarding organizational policies.
- Effective interpersonal communication skills, including sensitivity and discernment.
- Ability to work as a team member to achieve organizational and customer goals.
- Skilled at making verbal presentations, demonstrating poise and mastery of language.
- Proficient in using proper grammar and syntax when writing.
- Ability to delegate tasks effectively and determine which needs can be reasonably met.
- Strong negotiation skills.
- Ability to analyze data and use analysis to solve problems.
- Experience managing processes to achieve challenging goals.
- Self-starter who works independently.
- Proficiency in operating office equipment, such as computers, printers, phones, copiers, faxes, etc.
- Professional affiliation (e.g., AGC member) and professional credentials (e.g., Professional Engineer (PE)) preferred.
