Responsibilities
- Develops and administers project budgets and contracts, executes project cost estimating and value engineering, as appropriate.
- Makes sure work performed by subcontractors complies with project contract requirements from costs and schedules to proper execution of work.
- Solves construction issues, consults with experts to minimize risks while maintaining project integrity and safety.
- Reviews design, architectural drawings, and building specifications and advises clients on achieving required results.
- Ensures project operations comply with design specifications.
- Approves change orders and subcontractor invoices, requisitions, and other project billings for payment with Project Accountant.
- Holds project team meetings, delegates tasks, and holds team accountable to complete responsibilities through support, collaboration, and mentoring.
- Manages construction progress, schedule, and overall compliance with contract and construction requirements along with the Project Superintendent.
- Reviews submittals for compliance with drawings and specifications and tracks and processes to owner's consultants for review and approval.
- Maintains all drawing logs, submittals, samples, and correspondences of projects.
- Reviews and makes recommendations for change order work.
- Schedules proper work sequencing to manage project delivery according to contract agreements.
- Serves as a representative of the company in a professional and conscientious manner.
- Delivers to clients all closeout documents, warranties, operating manuals, and maintenance manuals upon project completion.
- Prepares and presents project operational reports as required by company ownership or VP of Construction Operations.
- Works with the Superintendent to ensure corporate safety policies and procedures are adhered to.
Qualifications
- Bachelor’s degree in Construction Management or Civil Engineering or related field.
- 5+ years industry general contracting project operational management experience with developing leadership for all sizes and types of project scopes.
- Demonstrated and proven reputation with being client-focused.
- Knowledge of methods, materials, equipment, and techniques of design and construction, business and management standards involved in planning, resource allocation, production methods, and coordination of people and resources, layout, surveying, scheduling, drawings, and construction sequence, architectural design, contract documents and specifications, budgeting, cost estimating, and procedures, federal, state, and local building codes, ordinances, and regulations, building components and how they function, project administrative procedures.
- Skills/Ability: Ability to read schematics, blueprints, drawings and technical manuals, interpret oral and written instructions, plan and prepare schedules, organize resources and establish priorities, negotiate and manage contractual agreements, offer technical guidance and/or supervision to architects, structural engineers, and independent building contractors, take charge of contract compliance to execute to the client’s satisfaction, analyze and manage workflow, use applicable computer programs (Word, Excel, MS Project, Bluebeam, Building Connected and Estimating Software, etc.), specialized software utilized for construction management, create succinct and clear oral and written presentations, especially pertaining to construction estimates, schedules and services, confront issues, make decisions and resolve conflicts, establish partnership and foster relationships with co-workers, subcontractors and owners to support their success, analyze problems, evaluate alternatives, and develop and implement sound courses of action in areas of responsibility.
