This position is accountable for multiple projects, with primary responsibility for financial, schedule, quality, and safety objectives. The role involves contract administration, scheduling, planning, cost control, and coordination with jobsite supervision to ensure projects are constructed safely in accordance with design, budget, and schedule. The Project Manager builds effective relationships and problem-solves with project team members, general contractors, subcontractors, and vendors. This position is office and field-based, with some travel to job sites and client meetings.

Responsibilities

  • Ensures projects are performed safely while meeting budget, schedule, quality standards, and design specifications.
  • Completes project billings in a timely manner.
  • Coordinates with the Project Superintendent to manage labor, equipment, subcontractors, and material suppliers.
  • Manages pre-job planning, including organizing pre-job turnover and planning meetings.
  • Creates and maintains project schedules, monitors critical path dates, and reviews milestone schedules.
  • Coordinates with the Project Engineer to maintain plans and RFIs for PlanGrid.
  • Acts as the interface between the company and the general contractor.
  • Establishes project budgets based on company policy.
  • Maintains Quality Control on assigned projects.
  • Coordinates subcontractor and supplier activities with the Project Superintendent.
  • Manages change orders and RFPs.
  • Prepares subcontracts and purchase orders with appropriate support and oversight.
  • Ensures foremen and superintendents understand all subcontracts and purchase orders.
  • Handles all written submittals, project reviews, and problem resolution with general contractors, subcontractors, and suppliers.
  • Maintains positive professional working relationships with general contractors, subcontractors, and vendors.
  • Proactively identifies cost and schedule-related issues and reports them to the Superintendent and Operations Manager.
  • Verifies and approves vendor invoices.
  • Provides job progress reports.
  • Performs job close-out and furnishes final cost and labor production data to the estimating department.
  • Assists the estimating department as needed.
  • Manages and trains Project Engineers assigned to the project.
  • Maintains confidentiality of all proprietary or trade secret information.
  • Responsible for personal safety and the safety of co-workers, including stopping work for unsafe conditions.
  • Complies with all applicable laws, regulations, and company policies.
  • Performs other related administrative and technical duties as assigned.

Requirements

  • Minimum of 5 years of experience in project management, scheduling, or estimating.
  • BS Degree in Construction Management or a related discipline, or equivalent work experience in light commercial concrete construction.
  • Project management skills, including the ability to anticipate problems and recommend solutions.
  • Strong organizational, time management, and prioritization skills.
  • Ability to train, guide, and coach project engineers.
  • Exceptional interpersonal and communication skills for interacting with coworkers and clients at all levels.
  • High analytical ability for reviewing financials and project efficiency.
  • Critical thinking, decision-making, and problem-solving skills.
  • Proficiency in MS Office (Excel, Word, PowerPoint), Outlook, Adobe, and industry-related software.
  • Ability to perform under high-stress situations and tight deadlines.
  • Strong leadership and relationship-building skills.
  • Negotiation skills for contracts, subcontracts, and client relations.
  • Ability to mediate grievances and manage relationships between field teams and general contractors.

Physical/Mental Requirements

  • Ability to perform essential job functions with or without reasonable accommodation.
  • Must be able to wear and properly utilize appropriate personal protective equipment (PPE), including hard hats, safety glasses, respirators, earplugs, and steel-toed shoes.
  • Ability to identify critical issues and formulate action plans at all management levels.
  • Must remain calm during emergencies and respond appropriately as directed.
  • Capable of evacuating work areas in a timely manner during emergencies.
