Responsibilities

• Direct and manage projects from beginning to end for specific scopes of work by planning, design, execution, monitoring, controlling, and overall closure of residential projects.
• Define project scope, goals, and deliverables that support business goals in collaboration with senior management and stakeholders.
• Review critical path, manage changes in project scope, identify potential issues, and devise contingency plans while adapting or accelerating projects to meet deadlines.
• Draft and submit budget proposals and recommend subsequent budget changes.
• Draft and coordinate detailed scopes of work for bid packages and contract awards.
• Plan and schedule project timelines and milestones using appropriate tools.
• Develop and deliver progress reports, proposals, requirements documentation, and presentations.
• Conduct design reviews for efficiencies and schedule improvements.
• Determine the frequency and content of status reports from the project team, analyze results, and troubleshoot problem areas.
• Define project success criteria and disseminate them to involved parties throughout the project life cycle.
• Oversee project team including Project Coordinators, Superintendents, and Project Engineers.
• Coach, mentor, motivate, and supervise project team members and contractors, influencing them to take positive action and accountability for their assigned work.

Requirements

• 5-7 years of experience as a Project/Development Manager.
• Associate's degree or higher in Project Management or related field required.
• Demonstrated knowledge of construction and building codes.
• Proficiency in MS Project, MS Outlook, MS Word, MS Excel, MS Windows, and BlueBeam.
• Ability to guide, direct, and coordinate a department with five or more employees.
• Demonstrated ability to effectively run a department in an efficient manner.
• Ability to read, analyze, and interpret prints, architectural drawings, financial and job cost reports.
• Ability to respond to common inquiries or clarifications from customers, regulatory agencies, or members of the business community.
