Position Overview Brascia Builders, Inc. is seeking an experienced and results-driven Project Manager to lead commercial construction projects from preconstruction through closeout, with a particular emphasis on healthcare and HCAI-regulated environments. The Project Manager is responsible for the overall success of assigned projects, including cost, schedule, quality, contract administration, client relationships, and coordination between the field and project management teams. The ideal candidate has hands-on experience managing HCAI projects in occupied healthcare environments and understands the unique documentation, inspection, infection-control, scheduling, and coordination requirements associated with healthcare construction. Key Responsibilities Project Execution: Responsible for the overall accomplishment of project objectives, ensuring the successful management of the project's cost, scope, schedule, and budget.Planning & Coordination: Develop and implement job procedures, techniques, and processes. Collaborate with the Project Engineer, Superintendent, and Assistant Project Manager to ensure seamless project execution.Submittals & Documentation: Oversee and manage the submittal process, working closely with internal teams and external stakeholders. Ensure all documentation is accurate and submitted on time.Safety & Compliance: Work with the Superintendent and Safety Officer to create and implement safety plans, infection control plans, and other required project safety protocols.Reporting: Provide timely and accurate project status reports to management, ensuring all updates on budgets, schedules, and milestones are clearly communicated.Quality Control: Maintain high standards of quality control throughout the lifecycle of the project, ensuring that all work meets company and industry standards.Relationship Management: Build and maintain strong relationships with Owners, Architects, Engineers, Inspectors, End Users, Facilities Managers, and Subcontractors.Project Budget & Schedule: Monitor and maintain project budgets and schedules using software tools such as Excel, Word, Microsoft Project, Bluebeam, and Procore. Work closely with field superintendents to ensure projects stay on track.Team Oversight: Evaluate performance of Brascia Builders, Inc. employees and subcontractors, providing feedback to upper management as necessary.Communication: Exhibit strong written and verbal communication skills, ensuring clear communication across all levels of the project team and with external stakeholders.Project Closeout: Oversee the project closeout process, ensuring all documentation is finalized and all contractual obligations are met.Change Management: Manage the Change Management process, including document control and tracking significant delays, ensuring all changes are documented and approved as necessary.Special Projects: Complete special assignments and tasks as directed by upper management.Project Execution: Manage assigned projects from preconstruction and mobilization through completion and closeout, maintaining responsibility for project cost, scope, schedule, quality, and client satisfaction.HCAI Project Management: Manage construction activities in accordance with applicable HCAI requirements and coordinate effectively with Inspectors of Record, design professionals, facility representatives, and other regulatory stakeholders.Budget & Cost Control: Develop and maintain project budgets, forecasts, commitments, cost reports, and projections. Identify cost exposures early and implement appropriate corrective action.Change Management: Identify, price, document, negotiate, and track owner and subcontractor change orders while protecting the company's contractual rights and maintaining accurate project records.Schedule Management: Work closely with the Superintendent to develop and maintain project schedules, milestone dates, procurement schedules, and recovery plans when required.Subcontractor Management: Lead subcontractor buyout, scope review, contract administration, coordination, performance management, and payment processes.Submittals & RFIs: Oversee the submittal, RFI, document-control, and procurement processes to ensure timely resolution and avoid impacts to the work.Owner Billing & Financial Management: Prepare and manage monthly owner billings, subcontractor payment applications, cash flow, and project financial reporting.Healthcare Coordination: Coordinate construction activities within active healthcare facilities, including infection-control requirements, shutdowns, interim life-safety measures, phasing, access restrictions, and facility operations.Client Relationships: Develop and maintain strong relationships with Owners, Architects, Engineers, Inspectors, Facilities personnel, end users, and subcontractors.Team Leadership: Provide leadership and direction to Project Engineers, Assistant Project Managers, Project Coordinators, Superintendents, and other project team members.Project Closeout: Manage punch list, commissioning coordination, training, warranties, as-built documentation, O&M manuals, final inspections, and project closeout.Safety & Quality: Work collaboratively with field leadership to maintain Brascia Builders' standards for safety, quality, professionalism, and client service.Perform other duties and responsibilities as assigned, including tasks reasonably related to the position and necessary to support project, departmental, and company operations. Qualifications Minimum 7+ years of commercial construction project management experience.Prior HCAI/OSHPD healthcare construction experience is required.Demonstrated experience managing projects in active or occupied healthcare facilities strongly preferred.Strong understanding of construction contracts, cost control, scheduling, change management, subcontractor management, and project documentation.Experience coordinating with HCAI, Inspectors of Record, Architects, Engineers, facility representatives, and healthcare stakeholders.Proficiency with Procore, Bluebeam, Microsoft Office, Excel, and construction scheduling software.Strong leadership, negotiation, organizational, and problem-solving abilities.Excellent written and verbal communication skills.Ability to manage multiple priorities while maintaining attention to detail and a high level of professionalism.Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent industry experience will be considered. Salary Range: $120,000 - $160,000 annually. Actual compensation will be determined based on experience, qualifications, HCAI expertise and other job related factors.
