Responsibilities
- Champion the orderly, timely transition of projects from the estimating phase to the field, including project review meetings that encompass contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
- Complete close-out requirements and punch lists in a timely manner; handle warranty callbacks quickly to maintain owner/client relationships.
- Coordinate with the Project Team on means and methods required for the successful and profitable execution of the work; review and monitor manpower, equipment, and material resources.
- Establish and maintain professional working relationships with owners, architects, engineers, and subcontractors.
- Establish the project charter and a comprehensive project management plan (PMP) including scope, procurement, environmental, time, financial, quality, safety, and risk management plans.
- Assume overall responsibility for project success, including safety, schedule, profitability, quality, and customer satisfaction.
- Manage all billings to ensure timely submission of payment applications and collection of payments from the owner to maintain a positive cash flow position; oversee the payment process with subcontractors.
- Manage the development of the overall CPM schedule and ensure coordination with the Project Superintendent and procurement schedule with the Project Engineer.
- Ensure detailed schedules are prepared and distributed to support the project schedule; focus on prevention and documentation of delays or changes.
- Ensure the Lean process is effectively utilized for all scheduling activities.
- Participate in (or lead) the business development process, including client contacts, relationships, proposals, presentations, and negotiations for selected projects.
- Provide feedback to estimators for future bidding or negotiations, especially subcontractor performance evaluations.
- Prepare the Monthly Progress Report in coordination with the Superintendent(s); use available reports to manage costs and prepare accurate cost projections.
- Ensure timely preparation and execution of purchase order agreements and subcontracts, including insurance certificates, bonds, and lien waivers.
- Understand and administer prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, and insurance requirements.
- Review and execute all change orders, supplements, and cost control budget adjustments.
- Review estimates with attention to adherence to cost control systems, equipment requirements, constructability, formwork, materials, manpower, general conditions, schedule, and insurance.
Requirements
- Experience in preconstruction and managing construction projects.
- Four-year construction-related degree or equivalent combinations of technical training and/or related experience.
- Proficient use of all Microsoft Office Suite programs.
- Capable of managing large projects of a complex nature and multiple projects with a dollar volume in excess of $200 million; typically requires 20 or more years of experience.
- Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures.
Physical Requirements
- Ability to wear personal protective equipment (steel-toed shoes, gloves, safety glasses, hearing protection, hardhat, vest, etc.).
- May reach above shoulder heights and below the waist on a frequent basis.
- May stoop, kneel, or bend on an occasional basis.
- May use telephone, computer system, email, or other electronic devices on a limited basis to communicate with internal and external customers or vendors.
- Must comply with all safety standards and procedures.
- Occasionally climbs stairs, ladders, etc.
- Required to use hands to grasp, lift, handle, carry, or feel objects on a frequent basis.
- Will interact with people frequently during a shift/work day.
- Will lift, push, or pull objects on an occasional basis.
- Will sit, stand, or walk short distances for up to the entire duration of a shift/work day.
Safety-Sensitive: This role includes tasks that could affect the safety and health of the employee or others, such as operating equipment, handling hazardous materials, or working with potentially flammable/combustible materials.
