Project Executive - Data Center

About the Role

The Project Executive provides leadership and management for assigned projects, ensuring safe, profitable, and timely execution. This role involves overseeing the transition from estimating to field operations, managing preconstruction (when assigned), and construction phases. The Project Executive champions project execution, focusing on large, complex data center projects totaling $200 million or more.

Responsibilities

• Champion the orderly transition of projects from estimating to field operations, including project review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
• Complete closeout requirements and punch lists promptly; handle warranty callbacks to maintain owner/client relationships.
• Coordinate with the Project Team to determine means and methods for successful and profitable project execution, monitoring manpower, equipment, and material resources.
• Establish and maintain professional relationships with owners, architects, engineers, and subcontractors.
• Develop and maintain a comprehensive project management plan (PMP), including scope, procurement, environmental, time, financial, quality, safety, and risk management plans.
• Oversee project success, including safety, schedule, profitability, quality, and customer satisfaction.
• Manage all billings to ensure timely payment applications and collections, maintaining a positive cash flow.
• Oversee the payment process with subcontractors.
• Develop the overall CPM schedule and coordinate with the Project Superintendent and Project Engineer on procurement schedules.
• Ensure detailed schedules are prepared and distributed to support the project schedule, with a focus on preventing and documenting delays or changes.
• Ensure effective use of the Lean process for all scheduling activities.
• Participate in or lead business development, including client relationships, proposals, presentations, and negotiations.
• Provide feedback to estimators for future bidding, particularly subcontractor performance evaluations.
• Prepare the Monthly Progress Report in coordination with the Superintendent(s).
• Use available reports to manage costs and prepare accurate cost projections.
• Prepare and execute purchase order agreements and subcontracts, ensuring compliance with insurance, bonds, and lien waivers.
• Understand and administer prime contract terms, contract documents, subcontract agreements, purchase orders, and insurance requirements.
• Review and execute all change orders, supplements, and cost control budget adjustments.
• Review estimates for adherence to cost control systems, equipment requirements, constructability, formwork, materials, manpower, general conditions, schedule, and insurance.

Requirements

• 15-20 years of experience in preconstruction and managing construction projects.
• Four-year construction-related degree or equivalent technical training and/or experience.
• Proficient in Microsoft Office Suite.
• Capable of managing large, complex projects (over $200 million) and multiple projects.
• Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures.

Physical Requirements

• Ability to wear personal protective equipment (e.g., steel-toed shoes, gloves, safety glasses, hearing protection, hardhat, vest).
• Frequent reaching above shoulder heights and below the waist.
• Occasional stooping, kneeling, or bending.
• Limited use of telephone, computer systems, email, or other electronic devices for communication.
• Must comply with all safety standards and procedures.
• Occasional climbing of stairs, ladders, etc.
• Frequent use of hands to grasp, lift, handle, carry, or feel objects.
• Frequent interaction with people during a shift.
• Occasional lifting, pushing, or pulling of objects.

This is a safety-sensitive role involving tasks that could affect the safety and health of the employee or others, such as operating equipment, handling hazardous materials, or working with potentially flammable/combustible materials.

Pay

Pay range: $230,000–$275,000, depending on experience.
