About the role
The Project Executive provides overall leadership and direction on the construction project. Responsibilities include negotiating the Owner contract, serving as the main contact for the Project Manager for issues concerning budget, billing, and client satisfaction, and ensuring the fiscal success of the project.
Responsibilities
- Provide leadership in business judgment and all financial and profitability aspects of projects under your jurisdiction.
- Participate extensively in the work acquisition process, defining and developing project budgets and schedules to achieve profitability objectives while accounting for project-specific challenges.
- Set appropriate milestones and assign staff qualified to handle the scope and complexity of the project.
- Work closely with clients, owners, architects, and subcontractors to develop relationships that exceed Suffolk’s demanding client satisfaction standards.
- Provide oversight in managing all necessary resources throughout the project lifecycle from start-up through closeout, ensuring Owner’s expectations regarding budget, schedule, quality, and Suffolk’s profitability objectives are met or exceeded.
- Serve as the “common thread” owning the project from Pre-Construction through Closeout and beyond, including:
- Oversight of projects at a high level from beginning to end, including budget, costs, unexpected events, general performance, and overall progress against plan.
- Ensuring effective transition of day-to-day operations to Project Managers and Superintendents from Preconstruction when work commences in the field.
- Mentoring, training, and coaching staff to perform to or exceed Suffolk standards.
- Representing Suffolk to Owners, Architects, Consultants, Government Authorities, Vendors, and Subcontractors.
- Project Acquisition:
- Participate in understanding unique owner needs, representing Suffolk capabilities, and helping close potential clients.
- Review projects for unique challenges impacting budget/profitability objectives using the Litmus Test.
- Utilize industry contacts and relationships to generate project leads and follow through to acquisition.
- Participate in and contribute to the RFP response process, including editing for project-specific content and interview preparation.
- Participate in contract negotiation as requested.
- Project Start Up/Turnover/Pre-Construction:
- Assign appropriate project staff (including Project Management and Field Ops Staff).
- Review and approve pre-mobilization activities.
- Ensure Turnover meeting occurs between Preconstruction and Operation teams.
- Serve as the pre-construction lead, working closely with pre-construction and estimating teams to develop project-specific budgets, schedules, and logistics plans.
- Project Operations:
- Ensure projects achieve budget, schedule, quality, and profitability objectives.
- Maintain a thorough understanding of the Suffolk/Owner Contract, ensuring project team compliance.
- Visit sites regularly to monitor project performance, schedule, and expenditures with project staff, addressing potential challenges to keep projects on schedule and under budget.
- People:
- Monitor and evaluate Project Manager and Superintendent staff assignments.
- Responsible for the development of the entire team.
- Assist in sourcing and screening candidates; mentor, coach, and train them to ensure effective matching of talent to project scope.
- Financial Performance:
- Oversee cash management, accounts receivable, and accurate financial forecasting.
- Manage P&L, including understanding project contingencies, liabilities, and savings potential.
- Schedule Performance:
- Assist project staff in the development of the Baseline Schedule and monitor schedule performance.
- Assist the project team in initiating Lean Planning processes and workflows.
- Ensure Project Staff understands and is trained in Suffolk Standard Operating Procedures (SOPs) and monitor compliance.
- Safety:
- Champion jobsite safety efforts, motivating the on-site team in implementing the Suffolk Safety Program.
- Ensure the original project budget includes appropriate funding for safety.
- Meeting Management:
- Attend all scheduled meetings necessary to monitor and manage project profitability.
- Chair and/or attend weekly project staff meetings.
- Client Relationships:
- Attend owner and project meetings, maintain continuous client contact to gauge performance perceptions, and communicate relevant information to the Project Team.
- Serve as the Suffolk representative on the team.
Requirements
- Bachelor’s degree with a minimum of 10-15 years of construction management experience for a large-scale general contractor or CM at Risk firm.
- Self-perform experience a plus.
- In-depth knowledge of intricate commercial construction practices required.
- Experience leading multiple successful project teams, including development of direct reports and maintaining relationships with external entities.
- Ability to manage and embrace change, responding and adapting to new processes and perspectives.

While performing the duties of this job, the employee is regularly required to sit for long periods; talk or hear; perform fine motor, hand, and finger skills in the use of a keyboard, telephone, or writing. The employee is frequently required to stand, walk, and reach with arms and/or hands. Specific vision abilities include close vision, distance vision, depth perception, and the ability to adjust focus. The employee will spend time in an office environment with a quiet to moderate noise level, as well as job site walking.
