About the role
The Position Controler (PX) leads a group of projects or market sectors. Key responsibilities include business development, preconstruction oversight, client satisfaction, owner contract negotiations, project execution, and project warranty. The PX is fully responsible for the performance of projects, including planning, organizing, and administering project contract requirements, and ensuring contract adherence with all subcontractors.
Responsibilities
- Responsible for business development activities to win new work and repeat work with existing clients.
- Oversees PMs to develop project budget and schedule of values.
- Establishes a responsibility matrix for the project teams.
- Plans project start-up and mobilization using the sequential PM start-up checklist.
- Obtains necessary licenses and permits.
- Ensures appropriate insurance coverage is in place.
- Obtains necessary contractual documentation from subcontractors and vendors.
- Maintains coordination between the PM and Superintendent to ensure timely and cost-effective project execution.
- Manages all owner and subcontractor change orders and claims.
- Ensures the project team works well together and manages the project effectively.
- Manages and implements cost control procedures and reviews monthly cost and profitability reports.
- Develops and maintains good relationships with clients, architects, and engineers.
- Reviews subcontracts and purchase orders created by PM and insures input from Project Pre-construction Manager and Project Superintendent.
- Guides the professional development of subordinate project management staff through programs of instruction and training.
- Assumes primary responsibility for overall project quality, schedule, and profitability.
- Prepares all correspondence with owners and design teams.
- Manages a complete shop drawing/submittal register and updates it regularly.
- Reviews all shop drawing and engineering details.
- Reviews the General Contractor's Application for payment, monitoring retainage.
- Attends and ensures productive OAC meetings on monthly or bi-weekly basis.
- Ensures the project team adheres to all requirements, labor agreements, contract documents, company policies, OSHA requirements, and completes all close-out responsibilities.
- Ensures completion of items from corrective action lists and punch lists.
- Obtains necessary licenses and occupancy permits.
- Certifies substantial completion and prepares "as-built" drawings and operations and maintenance manuals.
- Communicates with accounting, preconstruction, and general superintendent teams.
- Manages internal interfaces with accounting, preconstruction, and general superintendent teams.
- Manages external interfaces with clients, pursuing opportunities of repeat business, developing and maintaining professional working relationships with clients, architects, and engineers, obtaining necessary project licenses and permits, and ensuring appropriate coverage and licenses are in place.
Qualifications
- Bachelor's degree (B.A., B.S., or B. Arch.) in Engineering, Architecture, Building Construction, or Business Management from four-year (five-year in Architecture) college or university.
- Fifteen years related experience and/or training.

- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Training and prior production experience with Primavera P3, Expedition, CMAS, Microsoft Foxpro (or comparable database software), and Microsoft Word (or comparable word-processing software).
