Duties and Responsibilities
- Cook up the engineering and construction functions as they relate to the project.
- Get the plans and specs and pass them out to the subcontractors and suppliers.
- Apply for the building permit, if not done by the Architect, and get any other permits that are needed.
- Help with getting the Notice of Commencement and any Notice of Furnishing.
- Collaborate with the Project Manager on the project, enclosure, and site work schedules.
- Update the schedules as needed.
- Prepare submittal, delivery, and finish schedules.
- Work with the Project Manager on the project schedule updates.
- Make phone calls to gather information or expedite approvals.
- Be part of pre-construction meetings.
- Prepare and distribute minutes as needed.
- Assist the Project Superintendent with miscellaneous and rental purchases.
- Review submittals and shop drawings to ensure they match the contract documents.
- Speed up submittal and shop drawing reviews from the Architect and/or Engineer.
- Work with the Project Superintendent on weekly schedules.
- Help the Project Superintendent with Miles-McClellan labor or expedite subcontractor labor.
- Help the Project Manager with invoices to the owner.
- Speed up invoices from subcontractors and suppliers.
- Have trade pre-construction meetings and weekly coordination meetings with subcontractors.
- Issue bulletins and expedite pricing from the subcontractors and suppliers based on the bulletins.
- Obtain owner change order pricing and send it to the architect for review.
- Follow up with the architect for approval.
- Issue change orders to subcontractors and suppliers after the Project Manager has reviewed and approved them.
- Issue cost adjustments.
- Forward requests for information to the architect and maintain the RFI log as needed.
- Distribute the architect's reply to all trades involved.
- Help with negotiating problems with the Owner, Architect, Engineer, Subcontractor, and Suppliers.
- Help the Project Superintendent with as-built drawings and forward them to the appropriate parties upon completion of the job.
- Participate in Project Team operations meetings or any other meetings that affect Miles-McClellan.
- Update plans and specifications with addenda, bulletins, or requests for information at the start of the project and as the project progresses.
- Create punch lists and distribute them to subcontractors and suppliers.
- Coordinate a punch list meeting with the subcontractors and suppliers regarding the punch list.
- Coordinate necessary paperwork, approvals, and personnel for a life safety meeting.
- Obtain the occupancy permit and forward the original to the Owner for their use.
- Work with the Project Manager on the final invoice and retainage request.
- Schedule the required Owner training with the appropriate personnel.
- Participate in an internal debriefing meeting.
- Follow up with any warranty work as needed.
- Complete OSHA 10-Hour safety training.
Qualifications
- Preliminary knowledge of construction methods, materials, and installation procedures.
- Building code requirements.
- Construction costs.
- Estimating.
- Engineering principles.
- Excellent communication skills, both verbal and written.
- Bachelor's degree in engineering, architecture, or construction management.
