Project Delivery Lead
About the role
The Project Delivery Lead owns a project from the day it enters diligence to the day it becomes a finished home that Sales accepts as ready to sell. They engage from diligence, partner with the land team and underwriting to pressure-test constructability, cost, and schedule before a deal is committed, and turn feasibility and drawings into a permitted, priced, scheduled, build-ready plan. They carry the project through production, install, and field construction, ensuring no surprises.
Responsibilities
- Engage from diligence. Partner with the land team and underwriting to pressure-test constructability, cost, and schedule before a deal is committed, so we only take on projects we can deliver.
- Own each project end to end as the single point of accountability, from diligence through design, production, install, and field construction, to a home accepted by Sales as ready for sale.
- Build and maintain the critical path across design, factory, install, and field, and drive momentum through every handoff.
- Manage each project to its approved cost, track cost-to-complete, protect margin, and release spend only when scope is complete and quality standards are met.
- Spot problems early, size them, and drive mitigation before they compound, holding the line on the standard product rather than absorbing scope creep.
- Stand up the stage gates, handoff standards, and reporting that track schedule, cost, quality, and risk, and be the single source of truth for project performance.
- Coordinate across real estate operations, project architects, production, install, field operations, and sales. Align factory output and site readiness so the whole chain moves as one, and own both handoffs: a clean brief in from the land team, a documented, ready-for-sale home out to Sales.
- Drive quality and drive down punch and rework, holding every stage to scope and standard through checklists, gates, and field verification.
- Give leadership a clear, honest read. Run project reviews, keep documentation current, and communicate changes to scope, plan, and spec proactively.
Qualifications
- 8+ years delivering complex residential or construction projects, with direct budget-and-schedule ownership across multiple functions (production homebuilding, manufactured or modular housing, or vertically integrated development strongly preferred).
- A track record of owning projects end to end and delivering them on time, on budget, and to standard, not just executing one phase.
- Experience building process and structure where little existed, standing up the gates, playbooks, and reporting that let a team deliver consistently at volume.
- Comfortable with metrics and reporting. You help build the system of record, track performance rigorously, and use data to drive decisions rather than react to them.
- Proven ability to manage risk: spotting problems early, escalating with judgment, and driving mitigation to resolution.
- High EQ and exceptional stakeholder management, able to manage down to crews and trades and up to executives and investors, and to hold partners accountable while keeping the relationship strong.
- A bias toward standardized, repeatable product over bespoke, one-off projects.
- Highly organized and calm under pressure in a fast-paced, high-volume environment; strong problem-solving and communication skills.
- Proficiency with schedule and project management tools (e.g., Procore, ACC, MS Project, etc.) and comfort with Google Workspace.
- Strong working knowledge of residential building systems, site work, and the construction-to-handover process.
- Bachelor's degree in architecture, construction management, engineering, business, or a related discipline preferred, not required.
- A valid driver's license.
Additional Information
This role reports directly to the CEO, with a clear path to grow into a broader senior delivery role as AHC scales. As AHC grows, this role is expected to expand from owning individual projects to owning a portfolio and, eventually, building and leading a delivery team.
