Core Responsibilities
- Independently complete recurring in-unit preventative maintenance tasks on schedule, maintaining a high standard of workmanship and finish quality.
- Leave each unit clean and guest-ready after every visit — including debris removal, surface wipe-downs, and floor protection as needed.
- Keep maintenance carts, shops, and storage areas organized and fully stocked; flag low inventory and needed parts proactively.
- Represent the company professionally at all times; communicate clearly and respectfully with guests and owners.
- Deliver outstanding customer service — set accurate expectations, explain work performed when appropriate, and escalate concerns promptly.
- Complete assigned work orders within expected timeframes with accurate status updates and quality documentation.
- Record diagnostics, materials used, and before/after condition in the work order system; capture clear notes to support follow-up and accountability.
- Respond to emergency maintenance situations (e.g., active leaks, drain blockages, HVAC failures) as needed.
- Follow all safety policies at all times, including PPE use, ladder safety, and safe electrical work practices.
In-Unit Preventative Maintenance Tasks
- Clean under-counter ice makers & change filters
- Replace refrigerator water filters
- Clean dishwasher & washer inlet screens
- Check & clear sink, shower, and tub drains
- Clean bathroom exhaust fans
- Clean over-range exhaust fan screens
- Check dryer exhaust vents
- Clean AC coils & exterior units
- Inspect fire extinguishers & smoke detectors
- Test & service ceiling fans
- Inspect & adjust bi-fold doors
- Check & adjust button-latch doors
Physical Requirements
- Ability to perform physical activities that require moving one’s whole body, such as climbing, lifting, balancing, walking, stooping, kneeling, squatting, pushing, and pulling.
- Activities often also require considerable use of the arms and legs, such as in the physical handling of materials, climbing stairs, and kneeling.
- Ability to lift, carry, or move up to 50 pounds on a regular basis; heavier items require team lift or mechanical assist.
- Ability to work in indoor and outdoor settings, including confined spaces.
- Exposure to heat, humidity, dust, chemicals, and equipment noise.
- Frequent walking, standing, bending, kneeling, reaching, and stair/ladder climbing.
Minimum Requirements
- Demonstrated experience in property, apartment, condominium, or equivalent building trades maintenance.
- Ability to read manuals, parts diagrams, and basic schematics; strong attention to detail and finish quality.
- Working knowledge of safety practices including ladder safety, PPE, and safe electrical procedures.
- Valid driver’s license and ability to operate company vehicles or golf carts; personal transportation required (mileage reimbursed).
- Availability to work weekends and holidays.
- Willingness to use a personal smartphone for work order documentation (monthly reimbursement provided).
