About the role
The Preconstruction Manager supports the estimating team by conducting quantity surveying, bid solicitation, working within the estimating system, and compiling cost history. This role typically reports to the most senior estimator in the assigned business location.
Responsibilities
- Read and develop an understanding of all technical plans, specifications and related documents.
- Develop an understanding of the estimating software system and utilize company standards to produce reliable, complete, consistent, and well-documented quantity survey in a timely manner, as directed.
- Absorb and communicate the required scope of work during sub and vendor solicitation. Ensure complete trade coverage is obtained and advise project lead of potential solicitation shortfalls.
- Develop an understanding of the process for maintaining a record set of estimating documents including all addenda, changes, and clarifications.
- Develop an understanding of the preparation of bid-day spreadsheets and detailed proposal tabulation sheets (Bid Tickets), including any custom client cost breakdown/schedule of values.
- Absorb and communicate the required scope of work during sub and vendor solicitation. Ensure complete trade coverage is obtained and advise project lead of potential solicitation shortfalls.
- Develop a solid understanding of how subcontractor bonding insurance, insurance, performance bonds, permits, taxes, LIT, labor burdens, escalation, and contingency may impact project costs.
- Absorb and prepare the final estimate for rollover to the job cost accounting system.
- Absorb and assist in the analysis of cost alternatives. Transmit requests for cost analysis input to subcontractors as applicable. Gather subcontractor responses and provide quantity review as directed.
Requirements
- Education: High school diploma is required. Degree in a construction-related field is strongly preferred.
- Experience: Previous experience in a construction, estimating, or related field is preferred.
- Skills/Qualifications: Independent judgment, excellent organizational skill, accurate and effective communication skill, ability to quickly learn new applications as the construction industry grows and changes, self-starter and motivated with minimal supervision, thorough and detail-oriented, ability to prioritize and multi-task within time constraints, strong written and verbal communication skills, strong analytical, problem solving, organization and time management skills, proficiency with operating systems and basic computer software programs such as Microsoft Word, PowerPoint, Excel and Outlook.
