Specific Duties And Responsibilities
- Lead and integrate all design-phase activities & design, engineering, and specialty consultant entities (MEP, building systems, BIM, QA/QC, consultants, and trade partners) to ensure high-quality, coordinated, and constructible deliverables aligned with project objectives.
- On-boarding, key trade qualifications
- Cost, Schedule & Risk Control
- Establish and actively manage design budgets, schedules, estimates, and metrics;
- Reconcile cost trends;
- Proactively identify and resolve risks to maintain predictability and prevent overruns.
- Value Optimization & Sustainability
- Drive value engineering, constructability, life-cycle analysis, and energy efficiency strategies (e.g., LEED) to optimize cost, performance, and long-term value for owners.
- Alternative systems evaluations
- Procurement & Contract Strategy
- Lead subcontractor and trade procurement strategies, including design-assist/design-build, bidding, buy-out (GMP), scope development, and contract coordination to eliminate gaps and ensure best value.
- Permitting, Compliance & Stakeholder Coordination
- Manage permitting, utilities, code compliance, and regulatory approvals while serving as the primary design interface among owners, agencies, vendors, and internal project teams.
- Organizational Excellence & Continuous Improvement
- Implement LEAN design practices, standardize design management processes, develop status reporting, and lead training initiatives to strengthen organizational capability and repeatable success.
- Develop a culture of creativity and accountability in project teams – solve problems in new ways while keeping organizational commitments;
- Establish appropriate cadence for reviews to maintain progress, resolve issues, all while maintaining an agile and adaptive working style promoting initiative, accountability, and quick iteration learning and revision.
- Actively challenge and voice relevant concerns in a constructive manner;
- Coach and teach others on the team to engage constructively in meetings and encourage vibrant discourse.
- Always lead with a spirit of collaboration;
- Secure buy-in from key internal stakeholders through effective and efficient communications and relationships.
- Define, and develop design schedule and monitor design deliverables.

- Knowledge of cost control, budgeting, accurate and decisive cost reporting, billings, and forecasting.
- Knowledge of state and local building codes including accessibility.
- Knowledge of Prime Contracts, and contract types: including lump sum, negotiated GMP and design Build.
- Comfortable escalating issues while maintaining positive relationships with team members and other organizations.
- Knowledge of programing and space planning skills.
- Familiarity of all aspects of building to include site work, structure, finishes, envelope, and MEPF systems.
- Advanced computer skills with the ability to use MS Office with proficiency (Word, Excel, Outlook, Teams, Project, and PowerPoint).
- Knowledge of AutoCAD, Revit, and Navisworks.
- Understand design, construction and operations and legal perspective of design.
- Familiarity with database information flow/costing software.
- General estimating or cost knowledge.
