Preconstruction Manager

About the Role

The Preconstruction Manager leads or supports preconstruction activities for multiple projects, from RFQ pursuit through construction commencement. This strategic role focuses on mitigating risk and maximizing value during the design and preconstruction phases. The manager collaborates with the Vice President of Acquisition, Director of Preconstruction, Project Executives, and Project Managers to ensure project goals are met and processes are proactively managed.

Responsibilities

• Champion the importance of preconstruction, demonstrating its impact on projects and fostering collaboration.
• Track and report the status of all current preconstruction projects monthly to the Director of Preconstruction and Vice President of Acquisition.
• Audit preconstruction projects to verify activity status, identify needs, and assess risks.
• Maintain proactive communication across project teams, leading conversations to ensure accountability internally and externally with clients and design teams.
• Ensure alignment on project risks, forecasted margin, schedule, and manpower prior to the Internal Preconstruction Meeting as projects transition to construction.
• Develop win strategies for project pursuits and address issues within preconstruction projects.
• Advocate for project teams, coordinate preconstruction resources, collaborate with external experts, and foster a culture of progress.
• Work closely with Business Development, Marketing, Project Executives, and the Director of Preconstruction on project proposals, content, and interviews.
• Participate in project estimate reviews and educate teams on Target Value Delivery principles.
• Lead or participate in developing Project Charters at the start of preconstruction and ensure teams adhere to the established standards.
• Mentor teams on preconstruction best practices, processes, and tools.
• Deliver compelling presentations for work acquisition and major preconstruction meetings.
• Build deep relationships with clients and construction colleagues by attending OAC meetings, business development events, and networking organizations.
• Contribute to corporate preconstruction initiatives to improve processes, mitigate risk, and maximize value.
• Participate in mid- and post-job construction meetings and cost analysis to gather lessons learned and verify field cost information.
• Engage in the Value Engineering process by driving consistency, collecting data for standard VE ideas, reviewing drawings for risk and constructability, and providing conceptual estimates.
• Maintain relationships with subcontractors, vendors, and suppliers, and work with the Chief Estimator to expand the subcontractor database.
• Serve as an estimator for select projects, as mutually agreed upon by the Director of Preconstruction and Vice President.

Requirements

• BS in Construction Management, Marketing, Communication, or a related field, or an equivalent combination of education and experience.
• Three to five years of preconstruction experience, with over 10 years in the construction industry overall.
• Ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, and government regulations.
• Strong written communication skills for reports, business correspondence, and procedure manuals.
• Superior verbal and presentation skills.
• Must pass a drug test and background check.
• Ability to exercise good judgment and remain efficient under stress.
• Fluent in English, both verbally and in writing.
• Comprehensive knowledge of all aspects of the construction process.
• Strong work ethic, sense of urgency, organizational skills, and task-oriented mindset.
• Willingness to travel if required.

Pay

The full salary range for this position is $125,000 to $180,000, with eligibility for a target bonus.

Sick leave accrues at one (1) hour for every 30 hours worked, capped at 240 hours. Unused sick leave up to 240 hours may be carried over annually.
