What You'll Be Accountable For
Leading Preconstruction Efforts from Concept to GMP
Guiding projects through the preconstruction process, ensuring scope, schedule, and cost alignment as design evolves.
Leading estimating and planning efforts across multiple projects.
Delivering accurate estimates with clearly documented assumptions.
Coinciding Design and Cost Alignment
Working closely with clients, design teams, and internal partners to maintain alignment throughout design development.
Ensuring pricing reflects current design progress.
Identifying cost drivers and recommending adjustments early.
Confirming scope clarity and alignment at each design milestone.
Engaging Subcontractors and Strengthening Bid Coverage
Building strong trade partner engagement to ensure competitive, well-defined pricing.
Facilitating subcontractor participation and scope reviews.
Minimizing scope gaps and documenting assumptions.
Developing thorough bid comparisons and analysis.
Communicating Pricing and Recommendations to Clients
Presenting estimates, options, and recommendations with transparency and clarity.
Providing value options aligned with project goals.
Building confidence through clear communication of assumptions and risks.
Developing the Preconstruction Team
Helping strengthen team capability and improving estimating standards across the department.
Coaching and mentoring estimators and preconstruction staff.
Sustaining adoption of standardized tools, templates, and workflows.
Improving accuracy, efficiency, and collaboration across the team.

Qualifications
Bachelor’s degree in construction management, engineering, architecture, or related field preferred.
7-10 years of preconstruction or estimating experience in commercial construction.
Experience leading preconstruction efforts on complex or multiple concurrent projects.
Strong understanding of construction methods, sequencing, and cost drivers.
Proficiency with estimating software, digital takeoff tools, and Microsoft Office.
Strong client communication, presentation, and relationship-building skills.
