About the role
The Preconstruction Manager I position at Ryan Companies US, Inc. is responsible for developing accurate and timely project estimates, performing detailed quantity take-offs, and delivering value analysis that drives cost efficiency. This role requires strong experience in construction estimating, cost modeling, and preconstruction services within projects ranging from $5M to $100M+. The role involves close collaboration with a wide range of stakeholders, including owners, clients, architects, engineers, subcontractors, developers, and internal teams such as marketing and construction management.
Responsibilities
- Work with project managers to develop conceptual and detailed estimates.
- Perform quantity take-offs of all construction systems.
- Create project estimates individually and with a team.
- Solicit subcontractor pricing for budgeting and bid proposals.
- Scope and select subcontractors based on best value and project requirements.
- Record final estimates and maintain cost history.
- Create, track, and manage project scope.
- Participate and review buyout and GMP estimates.
- Create preconstruction schedules with project management and field personnel.
- Support the development, architectural, and construction team with preconstruction expertise including value design, costs, project schedule, procurement, and project pursuits.
- Train Cost Engineers and Project Management staff.
- Provide direction for understanding project scope, market pricing, and available resources.
- Aid clients and developers with conceptual budgets.
- Review and provide feedback on project estimates created by the project managers.
- Teach skills and knowledge to others.
- Understand construction means and methods, building types, and procurement methods.
- Listen, prioritize, and value the opinions of others.
Requirements
- A 4-year engineering, architectural, or management degree.
- 4-6 years of commercial construction experience.
- Knowledge of construction means and methods and ability to read and understand project plans.
- Proficiency with CSI and Uniformat II work breakdown structures.
- Ability to perform thoughtful and accurate quantity take-offs, and summarize data in a meaningful way.
- Knowledgeable in Microsoft Excel.
- Working knowledge of OST, Bluebeam, VICO, Navisworks, and Revit.
- Knowledge of design-build, CM at Risk, and best-value processes.
- Able to teach skills and knowledge to others.
- Knowledge of construction means and methods, building types, and procurement methods.
- Able to listen, prioritize, and value the opinions of others.
