About the role
Americaribe is seeking a Pre-Construction Manager to lead the preconstruction budget, schedule, and deliverables for the Rebuild USVI – St. Thomas Educational Facilities Bundle 2 project. This transformative initiative, funded through FEMA and in partnership with the U.S. Virgin Islands Office of Disaster Recovery, involves modernizing five school campuses and one administration building across St. Thomas, creating resilient, future-ready educational spaces. The role is based in Miami with potential relocation to the Caribbean and reports to the VP of Pre-Construction.
Responsibilities
- Lead preconstruction efforts, including budget, schedule, and deliverables, from conception through contract execution and handover to the construction team, while providing ongoing support during construction.
- Serve as the primary point of contact for owners, architects, engineers, consultants, partners, and other stakeholders throughout the preconstruction phase.
- Collaborate with business developers, estimators, designers, project managers, superintendents, and other professionals to ensure necessary resources (e.g., estimating, design assist, site planning, logistics) are committed to completing preconstruction services.
- Actively participate in OAC (Owner-Architect-Contractor), coordination, and design meetings, providing feedback to enhance cost, schedule, quality, and constructability.
- Source local, national, and international supply chain partners (subcontractors, vendors) capable of handling major projects in the Caribbean.
- Work with estimating, design, scheduling, and production teams, as well as external stakeholders, to prepare estimates, schedules, means, and methods for all design stages, from conceptual to final construction documents.
- Propose value engineering and cost-saving solutions proactively.
- Monitor design development with the design team to identify over-runs, constructability issues, and potential risks, communicating these to all stakeholders.
- Assist in evaluating materials and methods to meet budget objectives and lead document review to ensure quality and risk mitigation.
- Manage the RFI (Request for Information) process with the estimating and design teams, involving external stakeholders.
- Develop detailed cost estimates, tendering, and procurement strategies with subcontractors and vendors; evaluate subcontractor proposals relative to scope of work.
- Participate in bid tabulations, leveling subcontractor offers, and making recommendations for selection.
- Organize and participate in meetings with subcontractors and owners for bid leveling, negotiation, and selection.
- Develop self-performing strategies for potential self-performed works (e.g., concrete, earthworks, floor covering) and prepare budget estimates integrating materials, labor, equipment, and local constraints.
- Support business development and contract departments in preparing construction contract documents once project details are agreed upon with the owner and stakeholders.
- Provide input during the preparation of responses to Request for Proposals (RFPs) and Request for Qualifications (RFQs).
- Perform other duties as assigned.
Qualifications
- Minimum of ten years in the construction industry, with at least five years of experience in preconstruction or bid management roles.
- Experience working in the U.S., the Caribbean, or regions with similar constraints.
- Background in major building construction, with experience on projects valued at $200 million or above, working with recognized architects and designers.
- Experience in luxury hospitality projects is a plus.
- Bachelor’s degree in Building or Civil Engineering, Architecture, or Construction Management.
- Proficient in Microsoft Office, particularly Excel.
- Ability to read and interpret design drawings and specifications.
- Strong collaboration skills for working with multidisciplinary and multicultural teams.
