About the role
We are seeking a Post Sale Specialist for a full-time, hybrid role responsible for managing and processing all post-sale activities associated with non-judicial foreclosure files, including the accurate and timely conveyance of title to the U.S. Department of Housing & Urban Development (HUD) and the Department of Veterans Affairs (VA). This role ensures compliance with all state foreclosure laws, investor/insurer requirements, and client-specific timelines for post-sale asset management.
Responsibilities
- Prepare, review and process the Trustees Deed Upon Sale for the states of CA, AZ, NV, TX, UT, WA and OR.
- Update FHLMC and FNMA (ADR and DRA) systems with status of post-sale steps.
- Draft Post Sale Grant Deeds for all loan types including FNMA/FHLMC/VA/FHA, etc.
- Provide oversight of post-sale SB1079 bid process in California.
- Provide overflow support for title review functions, identifying and escalating any pre-sale title defects.
- Review and process completed non-judicial foreclosure sales for conveyance to HUD and VA.
- Prepare and submit title packages and conveyance documents in accordance with HUD Handbook 4000.1 and VA Servicing Guidelines.
- Ensure all documents (Deeds, Certificates of Sale, Trustee’s Deeds Upon Sale, etc.) are correctly executed, recorded, and submitted within required timeframes.
- Validate post-sale title clearance, ensuring there are no defects or encumbrances that would impact HUD or VA acceptance.
- Coordinate with title companies, internal departments, and vendors to obtain curative documents, if necessary.
- Monitor and update client and internal systems to reflect conveyance status, timelines, and document uploads.
- Submit post-sale notifications, including HUD P260 and VA VRM updates, within mandated timelines.
- Respond to client inquiries and conveyance exceptions with appropriate resolution and documentation.
- Respond to clients’ third-party vendors regarding conveyance exceptions with appropriate resolution and documentation.
- Track and escalate delays or issues impacting timely conveyance to management.
- Maintain up-to-date knowledge of HUD and VA regulatory changes affecting post-sale processes.
- Perform audits of post-sale files to confirm compliance and readiness for claim submission.
- Participate in training and process improvement initiatives within the post-sale team.
- Support the Title Curative Desk on escalated matters impacting pre-sale title clearance.
- Prepare final file audits and chronologies.
- Other duties as assigned.
Qualifications
- High school diploma or equivalent.
- 2+ years of experience in post-sale operations, foreclosures, or mortgage servicing.
- Understanding of trustee’s deeds, title policies, and real property legal descriptions.
- Familiarity with systems such as LPS/Black Knight, Tempo, ICE, FSI, or similar platforms.
- High attention to detail with strong organizational and document management skills.
- Excellent written and verbal communication skills.
- Ability to work independently in a deadline-driven environment.
Pay
$52,000 – $62,000 per year
