Job Summary

Reedy & Company is seeking a Portfolio Manager in Memphis, TN. This position serves as the primary point of contact for investors and is responsible for the overall performance and physical preservation of properties.

Primary Responsibilities

  • Act as the primary point of contact for investors, building and maintaining strong relationships.
  • Ensure accuracy in internal and external communications by leveraging technology.
  • Collaborate with leadership and cross-functional teams to resolve conflicts and drive process innovation.
  • Oversee and facilitate new investor onboarding to align expectations and portfolio goals.
  • Approve scopes of work during maintenance events and property turnovers.
  • Conduct routine analysis of financial data to align investor and company goals.
  • Develop and execute strategies that maximize occupancy, control costs, and preserve property value.
  • Monitor property expenses and ensure adherence to budgetary guidelines.
  • Evaluate market trends to set competitive rental rates and improve portfolio performance.
  • Set timelines and expectations, and ensure the completion of assigned strategies and tasks.
  • Ensure compliance with legal, regulatory, and safety requirements across all properties.
  • Identify and mitigate potential risks affecting portfolio performance or company operations.
  • Exercise discretion and independent judgment in key areas, including approving maintenance and repair expenses, implementing property-specific policies and procedures, and resolving tenant disputes or investor concerns.
  • Strategically analyze complex situations to drive effective decision-making.

Qualifications

  • Education: High School Diploma required; advanced education is a plus.
  • Skills: Proficient written and verbal communication skills; highly organized with the ability to manage multiple tasks and prioritize effectively; self-motivated and disciplined; adaptable in an evolving, fast-paced environment; critical thinking skills, high integrity, and attention to detail.
  • Technology: Ability to learn and utilize property management systems and other technologies.
  • Experience: Knowledge of core property management functions (e.g., leasing, collections, maintenance, turnovers, evictions, acquisitions) is a plus.

Physical Demands And Work Environment

  • Frequently sit, walk, bend, and reach.
  • Occasionally lift up to 25 pounds.
  • Ability to walk through properties, including navigating stairs and uneven surfaces.
  • Primarily a professional office setting. Extended periods of sitting and computer work.
