This is a full-time, in-person position based at our flagship site in Charlotte, NC.

About the role

The Multi-Site Community Manager/Portfolio Manager works closely with the Regional Operations Manager to oversee all operational aspects of an assigned residential community, including financial performance, resident satisfaction, staff supervision, and vendor coordination.

Responsibilities

  • Oversee all on-site operations of the assigned community, ensuring annual budget and NOI targets are met or exceeded.
  • Provide leadership, including hiring, training, evaluating, and supervising all on-site associates and contractors.
  • Develop yearly operating budgets, forecasts, and sales/marketing plans.
  • Accurately prepare and convey operational and financial data to the Regional Manager in a timely manner.
  • Work with the Regional Manager to identify community goals and objectives.
  • Establish and implement leasing goals, managing an effective lease expiration program.
  • Analyze operational information for impact on NOI, identify trends, and recommend strategies and adjustments.
  • Monitor timely receipt and reconciliation of rent collections, ensuring statutes are followed; file evictions on non-paying residents.
  • Show, lease, and move in prospective residents.
  • Implement resident retention programs and service request follow-ups.
  • Maintain product knowledge of the community and competitive communities through consistent market evaluation.
  • Direct sales and marketing efforts to maximize income and achieve high occupancy.
  • Ensure an adequate number of vacant homes are market-ready and available for showing.
  • Design and implement an effective preventative maintenance program to monitor service request turnaround.
  • Ensure all assigned company training is completed as scheduled.
  • Maximize rental income while minimizing expenses through effective planning and control.
  • Regularly evaluate ways to increase NOI by adjusting income and expenses.
  • Create staffing schedules consistent with community needs.
  • Participate in planned resident and company activities.
  • Evaluate and recommend changes to rent/pricing strategies to maximize rent growth.
  • Ensure all marketing materials, websites, and printed materials are accurate and updated.
  • Analyze and evaluate monthly and/or quarterly financial statements; write variance reports.
  • Promote and teach safe work practices; ensure all safety programs are implemented and followed.
  • Perform annual performance reviews for all supervised associates.
  • Oversee all daily operations and complete incident reports for threats to person or property.
  • Uphold all company policies and procedures; report liability issues immediately.
  • Negotiate all service contracts.
  • Oversee all capital or improvement projects, including ongoing renovations.
  • Maintain superior customer service relationships with residents, co-workers, and vendors.
  • Light travel may be required for community visits, corporate meetings, or functions.
  • Perform all other tasks as assigned by the Regional Manager or corporate personnel.

Requirements

  • General knowledge of all aspects of property management.
  • At least 4 years of property management experience as a community manager.
  • Ability to learn and use various computer software programs, including Yardi, Microsoft Outlook, Blue Moon, credit screening software, revenue management systems, Excel, and Word.
  • High school diploma.
