About the role
Your Role As a Portfolio Analyst, you will play a high‑visibility role supporting the financial performance and strategic decision-making of a diverse portfolio of data center assets. You will partner closely with Portfolio Management leadership, including Vice Presidents, Directors, and Asset Managers, to deliver financial analysis, forecasts, reporting, and recommendations that inform executive-level decisions. Your work will have direct exposure to senior stakeholders and a visible impact on business outcomes.
Responsibilities
- Develop, maintain, and analyze cash flow models for data center assets, including lease and investment analyses.
- Prepare investment analyses and underwriting materials for properties across multiple markets.
- Support deal, capital, and construction project presentations for the Investment Committee.
- Manage and consolidate annual budgets, quarterly forecasts, long-term projections, and variance analyses.
- Validate monthly financial reports and support portfolio-level reporting, including occupancy and capital planning.
- Track and analyze leasing activity, leasing statistics, and portfolio performance trends.
- Monitor construction and redevelopment activity, budgets, and development progress.
- Research market conditions, including supply, demand, competition, and broader market trends.
- Create and maintain financial reports, databases, and ad hoc analyses driven by market or lease activity.
- Support ad hoc reporting and general Asset Management administrative needs.
Requirements
- Bachelor’s degree in Finance, Accounting, Business, Real Estate, or a related field.
- 2+ years of experience in real estate analysis, such as asset management, development, lending, or commercial leasing.
- Strong understanding of real estate finance, including discounted cash flow modeling and financial reporting.
- Advanced proficiency in Microsoft Excel and PowerPoint.
- Working knowledge of Yardi preferred; familiarity with Argus is a plus.
- Ability to analyze large data sets, think strategically, and deliver detailed, well-reasoned recommendations.
- Excellent written, verbal, and presentation skills with strong attention to detail.
- Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment.
- Collaborative, resourceful, and eager to learn, with the ability to adapt quickly to new tools and systems.
- Willingness to adopt AI-enabled tools, accept feedback, go above and beyond expectations, and travel occasionally as needed.
