Description
The Porter within Maintenance plays an important role in creating a safe, clean, welcoming, and well-maintained environment for residents, families, visitors, and team members. This position provides exceptional customer service while supporting the Plant Operations Manager with community maintenance, cleanliness, resident assistance, and daily service needs.
Essential Functions
- Provides friendly, respectful, and responsive service to residents, families, visitors, and team members.
- Maintains a high standard of cleanliness, appearance, safety, and overall presentation throughout the community.
- Supports maintenance of resident apartments, common areas, offices, storage areas, grounds, walkways, driveways, and parking areas.
- Removes trash and recycling and maintains common areas according to schedule and community needs.
- Affords assistance with setup and preparation for special events and functions.
- Reports concerns regarding equipment, vehicles, safety, or facility conditions promptly to the Plant Operations Manager.
- Performs routine maintenance and service tasks as directed.
- Maintains equipment and supplies in a safe, organized, and secure manner.
- Works collaboratively with residents, families, coworkers, and other departments to resolve concerns and provide a positive customer experience.
- Completes assigned duties efficiently, accurately, and with a focus on quality and service.
- Performs other duties as assigned by the Plant Operations Manager.

Qualifications
- Previous experience in maintenance, facilities, or customer service preferred but not required.
- Ability to prioritize, organize, and complete assignments.
- Ability to solve practical problems and respond appropriately to a variety of situations.
- Customer-focused approach with strong professionalism, courtesy, patience, and empathy.
Physical Requirements
- Ability to lift up to 75 pounds.
- Ability to stand and walk for extended periods and frequently push, pull, bend, twist, and reach.
- Ability to walk throughout the community for extended periods.
- Ability to perform light to heavy physical activities as required by the position.
