The Day Porter upholds the image of the complex, ensuring the property looks neat, clean, and in good repair. This role reports to the Maintenance Supervisor and involves custodial/janitorial duties, trash management, small repairs, and landscape maintenance.

Responsibilities

• Perform custodial/janitorial duties in common areas, buildings, and surrounding property, including vacuuming carpets, sweeping/power washing surfaces, and wiping down interior features such as doors, handles, walls, trim, elevators, and handrails.
• Remove and manage trash throughout the residential property, ensuring proper separation of recycling, landfill, and compost materials before pickup by Recology. Support special collections for electronics and large household items.
• Perform maintenance and repair tasks, such as small painting projects, door and window repairs, lighting upkeep, and small carpentry projects.
• Assist the Maintenance Supervisor and other staff with landscape projects (e.g., planting/removing trees and shrubs, pruning, weed control), emergency projects (e.g., sink overflows, toilet leaks, fires), plumbing issues, and miscellaneous repairs or renovations.
• Maintain a safe working environment, exercising extreme care when using tools, operating machinery, or working with electricity.

Requirements

• High School Diploma or equivalent (helpful).
• Minimum of one year of related job experience.
• Strong communication skills, with the ability to interact effectively with staff at all levels, both verbally and in writing.
• Basic knowledge of and experience with tools and equipment for custodial/janitorial work, trash management, concrete surface cleaning, light carpentry, landscape, and general labor.
• Proficiency with tools such as vacuums, mops, brooms, carpet extractors, hammers, pliers, saws, drills, shovels, rakes, painting equipment, and maintenance carts.
• Politeness and professional personal etiquette.

Work Environment

• Occasional overtime may be required for emergency situations.
• Rotating “On-Call” service as required.
• The position may involve hazardous tasks; extreme care is necessary when using tools, operating machinery, or working with electricity.
• The Association maintains a smoke-free environment in offices, buildings, and surrounding property.
